PURPOSE: To allow the use of a larger freestanding sign than is
allowed by ordinance.

VARIANCE INFORMATION
Item Background: The applicant would like to erect an approximately
150 sq. ft. sign, 30 feet behind the curb at a height of
16' for a new development on Texas Avenue and
Brentwood Drive. The property has frontage on
Texas Avenue and Brentwood Drive, but because
Texas Avenue is a greater classified street, Texas
Avenue frontage is used for sign considerations.
Table I of Section 12 of the Zoning Ordinance
(Allowable Areas For Free Standing Signs) states
that 101-150 feet of frontage is allowed a maximum
area of 75 sq. ft.
The applicant is proposing the16' high sign, 30 feet
from the curb. Table I states 30 feet from the curb
the allowable height is 16'. Thus, the applicant
would like a 75 sq. ft. variance to the restriction
of allowable maximum area (square footage) for
a Free Standing Sign.
ANALYSIS
Special Conditions: The applicant states for his special condition: That
the property is a large piece, but has a comparably
small frontage on Texas Avenue. Some
consideration should be given to allow a larger sign.
Compliance with the setback and height will be
maintained.
Hardships: For a hardship the applicant states: That if
Brentwood was the street used for sign frontage
consideration, the owner would be allowed 175 -sq.
ft. of sign area.
Alternatives: Without the variance, the applicant would still be
able to have a freestanding sign. According to the
College Station Zoning Ordinance, the applicant is
allowed a 75 -sq. ft. at 16' in height freestanding sign
at this location.
The City has permitted two wall signs for Gold's --
one facing Texas Avenue and the other facing
Brentwood Drive. Each sign is 270 -sq. ft. in area
(32.75 ft. x 8.25 ft.)

SPECIAL INFORMATION
Ordinance Intent: The purpose of the sign ordinance is to establish clear
and unambiguous regulations pertaining to signs in the
city and to promote thereby an attractive community,
foster traffic safety, and enhance the effective
communication and exchange of ideas and commercial
information.
