Staff reviewed the above-mentioned revised master plan and preliminary plats as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Wednesday, September 137 2000, at noon to be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, September 21, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Revised Master Plan: Ten (10) copies of the revised master plan; A completed application form for the master plan; The $200 application fee; and, The mylar original of the revised master plan. Preliminary Plat of Phase 2A: Ten (10) copies of the revised preliminary plat; A completed application form for the preliminary plat of phase 2A; The $200 application fee; and, The mylar original of the revised preliminary plat of phase 2A. Home of Texas A&M University Preliminary Plat of Phase 2B: Ten (10) copies of the revised preliminary plat; A completed application form for the preliminary plat of phase 213; The $200 application fee; and, The mylar original of the revised preliminary plat of phase 2B. Lots on Victoria and the east-west collector are not allowed to "front" onto the streets. 2. In an effort to expedite your project, you may show Phase 4 as a "Reserve Tract", if you so desire. Reviewed by: Spencer Thompson Date: 09/06/2000 ENGINEERING 1. 1 am not familiar with the acronym "P.U.U.E.". Please acknowledge the meaning of this and its purpose or change to a "Public Utility Easement (P.U.E.)" 2. Please label contour lines. 3. Please include a scale for the vicinity map. 4. Curve data has not been submitted. Other survey measurements missing. 5. Please include cost estimates for all remaining phases of this project. Cost estimates must be sealed and signed by a professional engineer. No such estimates have been received by this office to date. Box 14000, College Station, TX, 77841 Case file #00-37 Home of Texas A&M University STAFF REVIEW COMMENTS No. 2 PROJECT: WESTFIELD ADDITION PHASE 2, North and South (PP) PRELIMINARY PLAT (0-37) PLANNING 1. If the information included in the original application for Phases 2, 3, and 4 has changed, please submit a new application. 2. It is my understanding that Phases 3 and 4 are not part of this project. Please refer to these on the plat as future or remove them entirely. Phase 3 will remain approximately the same, however Phase 4 will not. Reviewed by: Spencer Thompson Date: 11/30/2000 ENGINEERING 1. Public Utility Easements (P.U.E.$) are being supplied by the owner according to ordinance. The City does not acknowledge the P.U.U.E. designation. Please designate as P.U.E. and change note. 2. Curve data (North Part) is missing. C13 appears twice in table. C15 data is missing. The entire curve information (South Part) for the Springfield Drive cul-de-sac is either wrong or incomplete. Curve data missing at Flowermound. 3. 1 have tried to reconstruct the boundary of the South Part. I have been unable to do so due to inaccuracies. Please redo the boundary of both parts. Begin at POB and progress in either direction and maintain consistent survey directions. The line directions on either side of C3 (South) do not appear to be identical. 4. Please label Flowermound Drive and include ROW/ PVMT information. 5. Please include all property line survey information, length and direction between Lots 8 and 9 and Lots 12 and 13.
