SUBJECT: Cheddar's Casual Cafe - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Three (3) complete sets of building construction documents for the
proposed development with the revised site and landscaping plans
attached; and
The attached redlined site plan with staff comments.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

STAFF REVIEW COMMENTS

Project:: Cheddar's Casual Cafe' (site plan) #00-30
1. On the Master and Preliminary plats the 20 feet PUE on the north side of the property is
shown to be 10 feet.
2. Provide a LEGEND on the site plan.
3. Topography/spot elevations - will a separate sheet be provided for drainage?
4. Provide 180 sq.ft. of landscaping for every 15 interior parking spaces. Also, end islands are
required to be 180 sq.ft.
5. The required minimum drive aisle width is 23 feet with head-in parking.
6. Is the throat width for the driveway on the northwest corner of the site a minimum of 24 feet?
Also, if the parking space #101 could be removed it would allow for a longer throat length
before the first pint of contact is made.
7. Provide a detail for the retaining wall with materials that are to be used.
8. Is the proposed 20 feet PUE to the building by separate instrument? If yes, provide the
volume and page numbers.
9. Provide the location of the electrical transformer.
10. Provide designations for the domestic/irrigation water meters.
11. Provide proposed grading and drainage information.
12. Is the fire hydrant located on the southwest corner of the site proposed or existing? Relocate
the fire hydrant; its location on the site plan shows it is within the proposed sidewalk area. It is
not necessary to sign/stripe the north end of the large parking lot area as a fire lane?
13. Provide a curb and pavement detail as per th&Zoning Ordinance, Section 9.
` 14. Screening is required for the electrical transformer.
15. The points accrued for the non-canopy trees are 40 points each.
16. Recalculate the proposed shrub points. Vegetation used for screening purposes in the 20
feet Overlay District shall not accrue points towards the landscape requirement.
17. All existing trees to remain shall be barricaded even though you are not counting them
towards the landscape requirement.
18. Provide water and sewer demands.
19. Submit a permit for any utilities placed within the TxDOT rights-of way.
20. Why is the pavement extended to the end of the access easement located on the northwest
corner of the site? This could create future problems.
21. The landscape plan shows a live oak tree in very close proximity to where you indicated the
pylon sign will be located.
22. The sign is permitted separately.

Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $100 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments
and submit the following information for further staff review:
Two (2) copies of the revised site and landscaping plans;
Two copies of the revised drainage report; and
The attached redlined site plan with staff comments.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional

Project: CHEDDAR'S CASUAL CAFE (SP) (0-30)
1. You are required to provide an additional 768 sq. ft. of landscaping
(islands of 180 sq. ft.) for the 64 interior parking spaces. The landscaping
adjacent to building is not counted towards this addition.
2. The original location of the 20' PUE has changed. On Review #2 the PUE
is 15'. The Replat of Lot 4 & 2 of the Gateway Subdivision must be filed
dedicating this 15' PUE before staff will approve the location.
3. Either provide a tree barricade detail or provide a note specifying the tree
barricade is an area protected throughout construction and extending in a
radius of 1 foot per caliper inch of tree diameter from every protected tree
that prevents intrusion by construction equipment, vehicles and people but
allows only hand clearing of underbrush.
