Chapter Two of the city of College Station's Comprehensive Plan states that 3000 to 4000 acres of land is needed for development or redevelopment in order to house the population demand. By utilizing land in the heart of College Station it allows for more of a sustainable and walk able community than developing land in commuter locations. 3.
