The attached photo shows the home we purchased on Lee Avenue. It is our desire to
restore this 1938 Colonial Revival style Cottage and improve the existing property. We
have worked with local architect, Dana Hudson, to make period appropriate changes and
additions. Changes and upgrades include: rewire the house and upgrade all electrical to
meet current code, upgrade all existing plumbing and redo the two existing bathrooms,
expand the one bathroom into a master bath, install new ductwork for heating and cooling,
install new A/C and heating units, replace the roof, repair the chimney, insulate the walls,
repair the pier and beam foundation, repair the original windows and add storm windows
for insulation, removal of a non-conforming original stairway and installation of one that
meets code, refinish the wood floors, install a new kitchen and add 110 square foot to the
existing kitchen space, move the laundry room from the garage to a new utility room, add
a 280 square foot family room, re-grade the property to prevent pooling of water under the
house, pave the driveway, install a brick front side walk and apron at the street, expand the
existing garage by attaching a new structure that will be a one-story period appropriate
style garage (2 cars wide and 2 cars deep) for storage of antique automobiles, landscape
the property.
We are excited to have purchased a home in the historic district of College Station. This
home has a historical marker (#13), and it is our intent to restore the home to correctly
reflect the era, while incorporating modern conveniences and conforming to current
standards for safety. Homes such as ours that have been restored greatly enhance the value
of the Southside and encourage other homeowners to improve their properties. We feel
that the proposed garage addition is not out of keeping with many other structures already
present on the alley. Clearing the bamboo and other brush, which has overgrown the
property line, will actually create more space in the alley.
We want to work with the city to accomplish a resolution that is mutually satisfactory. We
have time constraints to finishing this project and hope that the city will quickly grant us
this variance.

Vegetation on the left side of the photo is on the property line and growing up and over the
outside of the home next door (300 Lee Ave.).
Proposed new garage will attach to the left side of the existing garage structure and extend
to the end of the house. Moving this new garage addition forward and not attaching it to
the existing garage, would create a dark, dank space between the house and the garage. It
would also not be period correct for this home. This home was built in 1938 and garage
structures were typically set behind the house.

and garage structure. The house and garage were built in 1938. The photo of the house is
from November 1, 1958; the house was stilled owned by the original owners, the
Godbey's. The house footprint was "X"ed through when an addition to the kitchen was
