Re: Request for Conditional Use Permit for A&M United Methodist Church
Dear Ms.Kee and Members of the Planning and Zoning Commission:
This letter is in reference to the recent application by the A&M United Methodist Church for a conditional use
permit at their location on College Main. We, the undersigned Northgate merchants and business owners,
would like to offer the following comments for consideration by the City's planning staff and Planning and
Zoning Commission:
• We would like to convey support for the church's continued growth and success in the Northgate
neighborhood. The A&M United Methodist Church and neighboring churches have greatly contributed to
the ministry of the Texas A&M students and other College Station residents for a very long time, in addition
to being a stabilizing influence in the Northgate area.
• We would also like to offer support for the church's expansion to meet their facility needs by the
construction of a fellowship hall on College Main, but also we are requesting that the City planning staff and
the Planning and Zoning Commission provide a careful review of their request to ensure that the City's
proposed business development and usage of the adjacent Northgate commercial area as a "Restaurant and
Entertainment District"be protected.
• We are requesting clarification and determination that the current designation of the church's main
sanctuary on University Drive will remain the same and that the conditional use permit requested for this
property as a"fellowship hall"is not intended to replace the existing main sanctuary designation.
• There is concern that additional construction on the church's property will not have a negative impact on the
ability of commercial properties in the nearby Restaurant and Entertainment District to obtain an alcohol
permit. The designated main sanctuary on University Drive is currently being utilized to determine the legal
distance for alcohol sales and we are requesting clarification that this situation will not be changed by the

approval of church's current application for a conditional use permit for the fellowship hall on College Main
or by future requests for additional construction on the church's property.
• Additionally, we are requesting that the City provide assurance to the Northgate commercial area that the
City will determine, once and for all, the point of origin for measurements for Tlerefilllinfs will remain at
the main sanctuary on University Drive. It is a concern that once the construction is completed, that the
designation could be shifted to the proposed new construction site and thus, have a major negative economic
and development impact on the businesses in the area.
It is our continued desire to exist in harmony with all of the neighbors in the Northgate area, while at the same
time, maintaining the ability to market and fully utilize the commercial usage of our properties. Please contact
