(03-00500078) Applicant: Curtis Strong, Surveyor Staff Recommendations: Staff recommends approval of the Variance Request and Final Plat as submitted. Item Summary: This item requires the approval of a variance to approve the plat. The City's Subdivision Regulations, 13-C, require a minimum 100-ft width for lots in the ETJ. According to the owner, the 100-ft lot width was unobtainable due to the shape of the property. The County has a minimum width of 70-ft. The property is providing access to the adjacent lot by way of Alexis Court. The 100-ft lot width requirement discourages flag lots and limits access to rural roads. No flag lots are being platted in this subdivision. Alexis Court is approximately 500-ft long and does not continue through. This item is scheduled for the Thursday, April 17, 2003 Planning & Zoning Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council Chambers. My reasons for this request are that the existing shape and width of the lot as it was/is presently platted does not allow for a workable design with the creation of a road(minimum 70'ROW-County Standards)and a replat/resubdivision of this lot into four (4) 1 acre lots while maintaining the minimum lot width as required by the City of College Station.Our proposed design of this replat we have submitted meets the Brazos County minimum 70'width with a cul-de-sac street while providing access to these proposed lots off of this proposed road as desired by both the State(TxDot for Hwy.30)and Brazos County. We hope this letter provides you with the necessary information you require and that this plat meets with your approval for this request.
