SUBJECT: QUICKER STICKER (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval
of the construction plans:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached;
Two (2) revised site; and
One (1) landscaping plan.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

PLANNING
J1. Please be aware that the plat will need to be filed prior to site plan approval.
2. At the end of every parking row, a 180-sq.ft.end island is required. Parking space
"19" does not have the 180-sq.ft. between the parking space and the building.
./3. Please provide flood plain information stating whether or not the subject property is
within the 100-year flood plain referencing F.E.M.A.
4. Provide and label building setback lines.
—5. Identify the irrigation meter.
J 6. Please re-mark existing fire lanes on the private access.
7. All paved areas must be curbed. It appears that you are not showing any curbs
along the front of the proposed addition, or the paved area on the northeast end of
the building.
/ 8. Please be aware for buffering and signage purpose lots 2R-A & 2R-B are being
considered as one Building Plot. For this building plot you will be allowed one free
standing sign.

SANITATION
1. Site plan needs to show a proposed 12 by 12 foot dumpster pad to be built when the
2250 S.F. addition is added.

ENGINEERING
1. Do the water and sewer demands provided on the site plan include the future
addition?
2. Show the size of all water and sewer lines existing and proposed.
3. Your proposed water service lines cross private property. The access easement
does not include utilities. You will need to obtain permission from that land owner
(letter is sufficient) to cross the property where you are showing, or set your meter
and run the service line through the utility easement at the southern corner of the
access easement.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of#4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and/or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station, must be explained in your
next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out
to the City,will constitute a completely new review.

ENGINEERING
1. The 2-inch water service line will need to be designated a public line, and the
meters will have to be located on your property. Please route water line to
your property line and set meters there.
2. Given that the two water service lines are each 1-inch lines, and the irrigation
has yet to be sized, is the 2-inch line sufficient for your water needs?
