HomeMy WebLinkAboutMisc. 55 G Copy Corner's Redevelopment of 2307 Texas Ave. South Currently, Copy Corner is sharing the former Redmond Terrace shopping center with Jason's Deli and Sun Builders. During this stage of construction, we have 65 actual parking spaces. There is parking available in the old convenient store location and some employees do park there. Jason's is approximately 4200 square feet. Copy Corner is approximately 9400 square feet. Sun builders is approximately 2800 square feet. 16,400 occupied square feet would require 110 parking places. Jason's has 14-20 employees on any given shift depending on the day and whether or not it's a lunch or dinner shift. Proposed redevelopment at 2307 Texas: Copy Corner 5654 sq ft. floor space 3000 sq ft. upstairs office/conference/storage Our busiest time is from 4pm-6pm Texas Aggieland Bookstore 4500 sq ft. (College bookstore) Other than the first and last week of each semester,their busiest time is football game days. Football game days are Copy Corner's slowest days of the year. Kolache Rolf s 1200 sq ft. Their busiest time(approximately 60% of their business) is from 6:30am-9am Other factors: • We are getting rid of a terrible eye sore on Texas Avenue less than one mile from the corner of Texas A&M and replacing it with a very attractive building. Our plan is very much in line with the city's master plan for redevelopment. Our hopes are to possibly develop adjoining properties in the future. • Together,Texas Aggieland Bookstore and Kolache Rolf employ about half what Jason's does on a single shift. • Epicures is closing its doors to normal restaurant business allowing room for any shared parking if necessary. • Copy Corner's business has become increasingly wholesale. Approximately 48% of our business is now on account and about a third of that is from customers who never come through the doors. Many other customers come in only to drop off and pick up. Those who wait on their jobs or do their own work, spend an average of less than 10 minutes in the store. We are not your normal retail outlet. • Copy Corner has been a good corporate citizen for 15 years in College Station. • Texas Aggieland Bookstore has been in business in Northgate since 1969. • Kolache Rolf's first location in the Kroger Center on Rock Prairie has been successful since day 1. • The 40 foot access easement through the entire length of the property causes the loss of approximately 24 spaces We would like the city to consider the following: Copy Corner currently uses approximately 1024 sq ft. for storage/warehouse. 7640 sq ft. retail/office 7654/250= 31 spaces 1000 sq ft. warehouse 1000/1000= 1 space 1200 sq ft. restaurant with drive through 1200/100= 12 spaces 4500 sq ft. retail 4500/250= 18 spaces 62 spaces required, 80 spaces provided Treating all of Copy Corner's space as retail, would push parking requirements to 65. Current code calls for 95 spaces for a Shopping Center of this size, but treated as 3 separate entities, the requirement drops to 65 for the same size building. We are requesting a variance so that we can proceed with 80 parking spaces.
