The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Two (2) revised site and landscaping plans. Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. The ordinance allows only 1134 sq.ft. of pavement arranged as parking spaces at a time in the 24-foot landscape reserve. Interior islands may be used to break up the rows against Longmire and Ponderosa. 2. Will the overhead doors be for loading docks or drive-in bays? Landscaping 3. The site plan states the site is 1.477 acres. Please use the stated size in the landscape point calculations. 4. Please break up the street tree requirement by street. 5. Please state that the canopy trees will be greater than 2 inches in caliper (at least 2.1 inches). 6. Please state that the non-canopy trees will be a minimum of 1.25 inches in caliper. 7. Please make sure the Live Oaks are at least 25 feet from each other. 8. Please provide screening for the four parking spaces east of the driveway onto Ponderosa. 9. Please include a statement that irrigation will be approved prior to C.O. 10.NOTE: The freestanding sign location, size, and height meets ordinance for the Redtail/Signs Now building plot, but the sign will have to be permitted separately. 11.Enclosure angle is too tight for the width of approach. Enclosure needs to be rotated 25 degrees counter-clockwise. (per Pete Caler, Sanitation Supt.) Reviewed by: Molly Hitchcock Date: March 3, 2003 ENGINEERING 1. Please refer to Staff Review Comments No.1 for the Development Permit. Verify that energy dissipation in not required for discharge from outlet structures. Reviewed by: Carol Cotter Date: March 3, 2003 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of#4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: Six (6) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached (please submit additional copies to be stamped for your records). For the copies of the landscaping plan that will be turned in to be stamped, please change the number of live oaks provided to 2, their point total to 300, and the total streetscape points to 2260.
