SUBJECT: REATTA MEADOWS SUBDIVISION (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, April 21, 2003, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, May 1, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Ten (10) copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. If you have any questions or need additional
information, please call Spencer Thompson or myself at 764-3570.

Project: REATTA MEADOWS SUBDIVISION (PP) - 03-00500086
ENGINEERING
1. This is a STOP REVIEW. Please see Section 8.G.4 of the Subdivision Regulations; half
streets can not be platted. The entire section of Victoria must be included within bounds of
plat. However, the corner lot should not be within the bounds of the plat OR shown as a
reserve tract.
2. Zoning must be in place for approval.
The following items have been included from as preliminary review.
3. This project has elected to dedicate parkland. Please show (some) proposed parkland
within bounds of plat.
4. Please name streets. Include sidewalks either drawn out on plat or state; Name of Street
(50' ROW, 4-ft Sidewalk on eastside).
5. Please add note at beginning of sewer lines: Sewer to connect to Spring Creek line on
Crowley Tract.
6. Please add note: Lots 13-15, Block 2 to take driveway access from (name of cul-de-sac).
7. Please show Westfield entrance across Barron Road.
8. Please add note concerning detention intentions.
9. Please add note: ROW dedication per Mayo Survey information (or wherever obtained).
10. Please note whether abutting parcels are platted or unplatted.
11. Please increase the font of the bearings and distances on all property calls.

ELECTRICAL
1. Developer installs all conduit as per city specs and design.
2. Developer provides 30' of#4 rigid conduit for riser pole(s).
3. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city.).
4. Developer provides digital AutoCAD 2000i version of plat and/or site plan. Email to
rbolin(a ci.college-station.tx.us
5. Developer installs street lighting per city specs and design.
6. Developer provides temporary blanket easement for construction purposes.
7. Developer provides easements for electric infrastructure as installed for electric lines
(including street lighting).

Staff reviewed the above-mentioned preliminary plat as requested. The following page

ENGINEERING
1. Please show area in entrance detail as Common Area.
2. Add note to plat: All Common Areas to owned and maintained by Homeowner's
Association.
3. Please select another name for Amherst Drive.
4. Please give street names to the east and south entrances.
5. Concerning the ROW dedication by CISD. It is preferred that dedication be by plat.
If it is possible, include them as a signatory on the Final Plat.
6. Plat boundary does not close. Please ensure closure.
