Attached Variance Request Memo
The following specific variation from the ordinance is requested:
Requesting a variance of the 10' set back for area identification signs, which would be
eight 12" letters, 9'6" in length, totaling 9'6" square feet, reading "Bee Creek" that would
be mounted on existing gateway brick walls located at the east corner of Southwest
Parkway& Southwood Drive and the east corner of Southwood Drive one block north of
Valley View.
Special Condition:
There was no land allocated at the time of subdivision development for a neighborhood
gateway signage that would comply with a 10' setback. Existing gateway brick walls
located on the property lines of the existing residential properties were created by the
developer to indicate a distinct area of the greater Southwood Subdivision.
Hardship Definition:
Under the current law we would not be able to mount the sign on the existing gateway
brick walls. If a sign were to be placed 10' from the property line it would visually be
blocked by the existing gateway brick walls and be in the middle of a residential property
owner's front yard. If a new sign were to be built the Bee Creek Neighborhood
Association would need to request a Public Improvement Permit(PIP) and the sign
would be in the City ROW and would be even closer to Southwest Parkway.
The following alternative to the requested variance are possible:
Due to land and financial constraints there are no other options for sign placement that
the Bee Creek Neighborhood Association could implement.
This variance will not be contrary to the public interest by virtue of the following
facts:
Because this project is funded in part by the City of College Station Gateway Grant
Program,which was established by City Council in order to encourage neighborhood and
home owners' associations to develop gateway entrances into their neighborhoods for the
purpose of enhancing neighborhood identity and cohesiveness and by utilizing the
existing gateway wall the Bee Creek Neighborhood Association is making judicious use
of City grant monies and Bee Creek neighbors donations.
