SUBJECT: GRAHAM CORNER PLAZA (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information by an established deadline to be scheduled for a
future Planning & Zoning Commission meeting:
Two (2) copies of the revised final plat;
Two (2) copies of construction documents for all proposed public
infrastructure;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us

THIS IS A STOP REVIEW. THESE COMMENTS DO NOT CONSTITUTE A
COMPLETE REVIEW.
ENGINEERING
1. Provide construction documents for all proposed public infrastructure as part of final
plat application.
2. Only two driveways will be allowed to access Graham Road. The plat shows three.
If you intend to use the westernmost access easement as one of the driveways and
want to give access to the adjacent property, then the access will need to extend to
that property line.
3. Only one driveway access to State Highway 6 will be allowed. You are showing two.
4. The base flood elevations need to be corrected to match those provided in the
hydraulic model (We corrected them by hand on the previous plat).

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of#4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and/or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

1. Provide profiles for 8-inch waterline stub outs on Waterline W-1 at Station
3+90 and Waterline W-2 at Stations 3+57 and 6+32.
2. A fire hydrant is shown on the plan of Waterline W-2 at Station 6+32, but is
not called out on plan or profile.

1. Wastewater mains shall be imbedded in cement-stabilized sand where
waterlines cross in accordance with TCEQ regulations. Add note and indicate
on profile
2. Add watertight lid to Manhole No.2. Its elevation is below the Base Flood
Elevation in that area.
