SUBJECT: CRESCENT POINTE (MDP)
Staff reviewed the above-mentioned master development plan as requested.
The following page is a list of staff review comments detailing items that need to
be addressed. If all comments have been addressed and the following
information submitted by Monday, February 24, 10:00 a.m., your project will be
placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, March 6, 7:00 p.m. in the City Hall Council Chambers,
1101 Texas Avenue.
Ten (10) copies of the revised master development plan;
One (1) Mylar original of the revised master development plan; and,
One (1) copy of the digital file of the master development plan on
diskette or e-mail to nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your
project will be considered formally filed with the City of College Station. Please
note that if all comments have not been addressed, your project will be pulled
from the scheduled Planning & Zoning Commission agenda. Your project may be
placed on a future agenda once all the revisions have been made, the required
documents submitted, and the appropriate fees paid.

PLANNING
1. Please change Note #6 to state that the proposed zoning will be PDD-M Planned
Development District — Mixed Use (current ordinance), or P-MUD Planned Mixed
Use District (UDO), whichever is in effect at time of rezoning.
2. If any parks will be proposed, please include them in the plan.
3. Please identify the proposed land use for Tract 12.

ENGINEERING
1. Please see excerpt from subdivision regulations below. The items listed are the
items reviewed for a MDP. Please remove utility information. Utility information will
be required for a Preliminary Plat.
2. Normally, areas of like use are shown as a single area. Proposed lot lines are only
necessary where proposed usage changes from one tract to the next, i.e. Tracts 13,
14 and 15 are like use.
3. Please include current off-site information. The MDP should show how proposed
development, roadways and uses tie-in with surrounding areas. This would include
areas across FM 60 and SH 30. Some of the information shown on surrounding
properties does not agree with our information. If you need help with property
information, please contact our office.

SECTION 6
6-B Master Development Plan
6-B.1.... Any master development plan shall depict the following:
(a) proposed land uses, including but not limited to street rights-of-way;
(b) proposed zoning changes;
(c) proposed drainage development;
(d) proposed public improvements, including but not limited to parks, schools, and other
public facilities.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station,
must be explained in your next transmittal letter and "bubbled"on your plans. Any additional changes on
these plans that have not been pointed out to the City,will constitute a completely new review.

Staff reviewed the above-mentioned master development plan as requested. The
following page is a list of staff review comments detailing items that need to be

submitted by Thursday, March 13, 10:00 a.m., your project will be placed on the next
available Planning and Zoning Commission meeting scheduled for Thursday, March 20,
7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.

PLANNING
1. To the side, please break down the percentages by land use (residential, office,
etc.).
2. Under Project Goals #1, please clarify that tracts 2-7 are proposed for P-MUD and
tract 1 will develop under its existing C-B zoning.
3. Under Note #6, please state that tracts 2-7 are zoned M-1 and remove the proposed
zoning information since it is covered in the Project Goals.
4. Since the exact size of the parkland dedication is undetermined, please remove the
size of the park from Note #8 and Project Goal #5.
5. Kim has stated that the off-site detention proposed has not been worked out with
TAMU. Please show that detention may be in the area that was originally proposed
for such purpose.
