- It does not appear(at least on the "Vicinity Map")that the alignment of Victoria Avenue at SH 40 is far
enough west to match what will be the median opening and alignment of Victoria Avenue on the north side
of SH 40. Can the engineer show the property lines, median opening, and TxDOT centerline bearing/
stationing to assure proper alignment?
-To simplify street name signing (and emergency response), the following three street names need to be
combined into one street name: Carlisle Court, Farleigh Loop, and Belsay Court. Doing so would
eliminate four street name signs and two sign posts. The two 150-foot street sections that are currently
considered "Farleigh Loop"would become extensions of Hadleigh Lane and Middleham Loop,
respectively.
- Should "Carisbrooke Circle" be "Carisbrook Loop" (consistent with "Middleham Loop")
-To preserve intersection sight distance, the develop must be limited from building any site improvements
in the NW corner of the northern-most intersection of Victoria Avenue and Middleham Loop. This would
include limiting HOA landscaping and wooden fences within a 45-foot sight triangle of the intersection.
THIS IS IMPORTANT to maintain safety in the vicinity of the SH 40/Victoria Avenue intersection.
- Half of Lot#20 on Farleigh Loop is in the flood plain...Probably legal, but I wouldn't buy this!

I had discussions with Crowley, Phillips and Ellison early on regarding this when Jessica Jimmerson was
reviewing the plats. They know that they should dedicate it as they had shown and implied during their
rezoning request. It would be in their best interest to dedicate it from a maintenance stand point. If they
choose to have the HOA own and maintain it, you'll have to make sure they have the capacity. I've also
spoken to Spencer regarding these greenways. It appears that they intend to direct their stormwater into
the greenway and use it for their stormwater needs. He probably needs to review and approve that and
we can use stormwater detention needs to encourage the dedication. I really need to rely on development
services staff to let me know when these things come in so we can address it early on. Thanks a lot for
notifying me.

Thanks for replying so quickly! Have you had any conversations with them about it? They are using the
greenway as a selling point to modify some minimum subdivision standards. I was wondering if they were
trying to get money for it. If so, it doesn't seem as good of a selling point.

I have the preliminary plat in front of me. We would like to see it dedicated. It is adjacent to the park and
has good connectivity. Let me know if I should attend the P&Z meeting.

Got more for you! Have you considered the greenway in Castlegate that will extend from Castlegate Dr. to
HWY 40 (parallel to Victoria)? We received a preliminary plat and they have stated these 10.51 acres
"could be considered for the Greenways Program".
