Field notes of a 0.48 acre tract or parcel of land, lying and being situated
in the Crawford Burnett Survey, Abstract No. 7, and being part of the 0.817
acre tract described in the deed from D. R. Cain Construction Company to
Clinton A. Phillips and wife, Julia H. Phillips, recorded in Volume 263, Page 736,
of the Deed Records of Brazos County, Texas, and being more particularly
described as follows:
BEGINNING at the %2" iron rod found at fence post marking the south
corner of the beforementioned 0.817 acre tract, same being an angle point in
Tract A - 2.55 acres as described on the plat of The Glade Section 12, recorded
in Volume 1346, Page 207, of the Official Records of Brazos County, Texas;
THENCE N 45° 06' 00" W along the common line between the
beforementioned 0.817 acre tract and the northeast line of The Glade Section
11, recorded in Volume 590, Page 267, of the Deed Records of Brazos County,
Texas, for a distance of 100.00 feet to a %2" iron rod set at the west corner of
the said 0.817 acre tract;
THENCE N 44° 54' 00" E continue along the common line between the
beforementioned 0.817 acre tract and The Glade Section 11, at a distance of
100.00 feet pass an iron rod found marking the common corner between the
said Glade Section 11 and The Glade Section 10A according to the plat recorded
in Volume 527, Page 581, of the Deed Records of Brazos County, Texas,
continue on along the common line between the 0.817 acre tract and The Glade
Section 10A, for a total distance of 203.60 feet to a 1/2" iron rod near the base
of a wooden fence post;
THENCE S 51° 41 ' 37" E adjacent to a chain link fence at a distance of
80.73 feet pass a %2" iron rod set at the base of a chain link fence corner,
continue on for a total distance of 100.67 feet and corner in the common line
between the 0.817 acre tract and Tract A - 2.55 acres, The Glade Section 12;
THENCE S 44° 54' 00" W along the common line between the 0.817 acre
tract and Tract A - 2.55 acres, for a distance of 215.16 feet to the PLACE OF
BEGINNING, containing 0.48 acres of land, more or less.
