MINIMUM SUBMITTAL REQUIREMENTS
If a petition for rezoning is denied by the City Council, another application for rezoning shall not be filed within
a period of 180 days from the date of denial, except with permission of the Planning & Zoning Commission or
City Council. The following items must be submitted by an established filing deadline date for consideration:

® Two (2) copies of a fully dimensioned map on 24"x 36" paper showing:
a. Land affected;
b. Legal description of area of proposed change;
c. Present zoning;
d. Zoning classification of all abutting land; and
e. All public and private rights-of-way and easements bounding and intersecting subject land.

REZONING SUPPORTING INFORMATION
1.) List the changed or changing conditions in the area or in the City which make this zone change
necessary.
This is a 3.03 acre tract which is currently vacant and completely surrounded by R-1 development. This is
an in-field development and its configuration will not allow for R-1 development. The tract will support the
development cost with a 40' lot width, but not a 50' lot width.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
The property is currently zoned R-1. The plan should be revised to allow for in-field development. The
plan shows the property adjoining the subject tract tot he sotuhwest as R-1, however, it is developed as R-2.
This request would provide step down zoning from R-2 to R1-A to R-1.
3.) List any other reasons to support this zone change.
This property is currently vacant and has not developed larqely due to the expense associated with an R-
1 development. An R1-A zoning will allow the density to increase to the point that the tract becomes
economical to develop.

herein and exhibits attached hereto are true and correct. IF APPLICATION IS FILED BY ANYONE OTHER
