The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by an established deadline to be placed on a future Planning & Zoning Commission meeting: Two (2) copies of the revised preliminary plat. THESE COMMENTS DO NOT CONSTITUTE A COMPLETE REVIEW. ENGINEERING 1. The name of your subdivision is in conflict with Peach Creek Subdivision. Please select a different name. 2. Required scale of plat is 1"=100' or larger. 3. A Master Preliminary Plat (MPP) is used to show phasing of a development. Please indicate phasing for MPP, or change plat to preliminary plat. 4. Please note whether the abutting parcels are platted or unplatted. 5. Provide topographic information. 6. Provide name of the proposed street. 7. Correct the spelling of Wellborn. 8. Is there not an easement for the power line/s? Please show all utility easements and indicate whether existing or proposed. 9. What was the original parent tract for the subject property? 10.To allow for future development of the reserve tract, please provide adequate arrangement of the through street. THESE COMMENTS DO NOT CONSTITUTE A COMPLETE REVIEW. ENGINEERING 1. This plat does not meet the City of College Station ETJ subdivision requirement for a minimum lot width of 100 feet. Minimum lot width is measured at the front building set back. A number of the lots are less than 100 feet in width. 2. Standard practice is to begin numbering the lots of each new Block with Lot 1. 3. If this subdivision is to be phased, please show phasing. 4. Add note that all common/park areas will be maintained by HOA. 5. Please be aware that we look for a second entrance for subdivisions having 50 lots or more, and with the UDO this may become a requirement. At this time you meet this requirement with 48 lots, but any future subdivision of the reserved tract should be considered. Reviewed by: Carol Cotter Date: July 29, 2003 6. BTU requests a 20' PUE to be shown (granted) centered upon existing overhead primary line. This is necessary due to the fact that there are existing customers being served from this line. 7. There are two notes showing "Power line to be removed". It's not clear exactly how much of the line is to be removed. Per BTU records, a portion of the existing line may serve a customer outside of the property in question. If this is the case, the line must remain at least until other arrangements can be made to serve this customer. 8. Another option may be to grant a temporary easement (which BTU may hold without filing) until the line is removed. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, May 5, 5:00 p.m., your project will be placed on the next available Planning & Zoning Commission meeting scheduled for May 15, 2003, 7:00 p.m., in the City Hall Council Chambers, 1101 Texas Avenue: Ten (10) copy of the revised preliminary plat; The Mylar original of the revised preliminary plat; and, One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@ci.college-station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. After the Planning & Zoning Commission has approved the preliminary plat, please submit seven (7) copies of the plat with any required corrections to the City of College Station. Show entire property to be platted. The reserve tract must be included. You can use a match line and show the rest on a separate page, or you can add the entire plat at a smaller scale (keeping what you have now), but making sure that everything not shown in the 1=100' scale drawing is legible. 2. You call out the ROW for Peach Creek Road, but I need to be able to determine the width. Please provide ROW boundaries. 3. Provide contour lines at 2-foot intervals. 4. Per Randy Trimble (BTU): There is an existing power line shown on the preliminary plat that does not show an easement associated with it. Either show the easement's volume and page number along with its location relative to the existing line OR grant an easement 20' in width centered upon the existing power line. 5. Your notes that there exists a waterline easement on the property and that there exists no utility easement on the property are in conflict. Please revise. 6.
