The original Tract No. 1 has been accessed from Shady Drive with limited "frontage" since the original plat was filed in 1963. With the development of adjacent properties, the original Tract No. 1 now also has limited access frontage to Lincoln Avenue. The owners of the property desire to split the original Tract No. 1 to produce one more Lot for future development of a single family residence (Lot 1 C) and to set aside a separate Lot for the existing residential dwelling(Lot 1A). Granting of this Variance Request will not detract from the current conditions existing or create conditions detrimental to the surrounding neighborhood. Cotter RE: West University Addition Dear Carol, In response to your comments for West University Addition, you will find attached the revisions requested. Regarding comments 1 and 2, the plat for Gold Subdivision is still in the process of approval through Brazos County, and has not been filed for record at this time. The differences in calls results in different bearing orientations used for each plat. All distances and turned angles are the same for both plats with the exception of the longest common line between lots (a difference of 0.21'). This is a result of the way the surveyors involved have interpreted setting up the right-of-way for FM 60. If you have any further comments or questions, please feel free to give me a call.
