Box 9960 College Station, Texas 77842 Re: Lots 6, 7 and 8 Block 1 Preliminary Plat of Edelweiss Business Center Dear Mr. McCully: My brother Joe and myself are the owners of the above referenced property which we purchased through Steve Arden. Mr. Arden has requested that we communicate to you our understanding of the sanitary sewer service to this property. It is our belief that we have a sewer collection line extended to the middle of Lot 7, Block 1 or the approximate center of the entire 4.194 acre tract. Consequently,we believe that the existing sewer line is satisfactory for the development of our tract with minimal or no additional sewer necessary. We understand that if the property is subdivided and any proposed lot does not have access to public sewer, the cost of extending the existing sewer to serve our lots will be our responsibility. Coordination with the designer of the 1.25 acre Fedora tract and actual extension of the sewer line"to and through"this lot has been accomplished. 2. The Marek brothers are the owners of Lots 6, 7 and 8, Block 1. They have submitted a letter(via separate cover)to the City acknowledging their responsibility to extend sewer service to Lot 8 as a part of their platting process. 3. An 85'wide private drainage and access easement has been shown along the front of this lot. This is a greater width than what is shown on the Preliminary Plat, but matches the commitment of the adjoining properties. 4. The easement has been changed to a"Private drainage easement." 5. The owner ofthis lot has been advised of the zoning restriction that one consolidated free-standing sign will be shared between Lots 7& 8. 6. The owner has been advised that impact fees are due at the time the building permit is issued. Attached please find Thirteen(13)copies of the Final Plat.
