Following this coversheet is a copy of the Staff Report that was prepared for the following
project. Please keep in mind that staffs responsibility is to provide the Planning & Zoning
Commission with all pertinent facts of a development case, but that staff is not acting as an
advocate for the applicants. Therefore, it is in the applicant's best interest to send a
representative to the Planning & Zoning Commission meeting to speak on behalf of the
proposal.
This item is scheduled for the Thursday, July 3, 2003 Planning & Zoning Commission
Meeting. This meeting will begin at 7:00 P.M. in City Hall Council Chambers. I have

SUBJECT: Final Plat - Commercial for Edelweiss Business Center,
Lot 9, Block 1 (FP)
Item: Consideration, discussion, and possible action on a Final for the
Edelweiss Business Center, Lot 9 Block 1 consisting of 1.63 acres located at
12965 FM 2154. (03-00500065)
Applicant: Craig Breedlove, owner
Staff Recommendations: Staff recommends approval of the Final Plat as
submitted.
Item Summary: This item is for the consideration of the Final Plat for Edelweiss
Business Center Lot 9, Block 1 of the Preliminary Plat approved by the
Commission in 1997. The 1.63-acre lot fronts on Wellborn Road (FM 2154)
which is designated a major arterial on the City's Thoroughfare Plan. The
property is zoned C-3, Planned Commercial, and is in compliance with the
zoning ordinance and subdivision regulations.
As was conditioned with the rezoning, a 25-foot landscape buffer is shown along
the common boundary with Edelweiss Estates, a residential subdivision. The
plat is in compliance with the Land Use Plan, which shows the property as retail
regional. An 85-foot private access easement is located along the front of the
property in accordance with the Preliminary Plat that limits access from Wellborn
Road to every other lot.
Budgetary & Financial Summary: This property is located in Sanitary Sewer
Impact Fee Area 92-01. Impact Fees will be due at time of building permit.
Current fees for this area are $232.04 per living unit equivalent (LUE).
