The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, June 9, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for June 19, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; and, One (1) Mylar original with the appropriate signatures. Add note that signage (one consolidated freestanding sign) is to be shared with by Lots 7, 8 and 9 of Block 1. 2. Add 10' PUE along southeast property line. 3. The letter provided by Patrick Marek regarding the sewer service to his property (Lots 6,7&8 of Block 1) does not yet relieve the burden of the sewer to Lot 8 with the platting of Lot 9. Additional wording will be required releasing the owner of Lot 9 from extending the sewer to Lot 8 and acknowledging that any additional sewer service required through platting of Lots 6,7 & 8 will be the responsibility of Mr. Marek or the owner of said lots at the time of platting. The following page is a list of staff review comments detailing items that need to be addressed. You will notice that staff stopped review due to several issues that could significantly impact the final plat. Please address the staff review comments and resubmit the following by an established deadline date: Two (2) copies of public infrastructure plans for the sanitary sewer lines; $600 infrastructure inspection fee; and, 13 folded copies of the final plat. Upon receipt of the required documents, staff will perform a complete review and pursue scheduling for the next available Planning & Zoning Commission meeting. THIS REVIEW DOES NOT CONSTITUTE A COMPLETE REVIEW. ENGINEERING 1. Extension of the public sewer system to and through the property is required. Platting of this property will isolate the 1.25-acre Fedora tract from sewer service. Extend sewer service to this tract. Provide construction documents as part of Final Plat application. 2. The preliminary plat shows sewer service being provided to Lot 8 from Lot 9. Extend sewer service to Lot 9. Provide construction documents as part of Final Plat application. 3. Please show the 55' private drainage and access easement along front of the property as shown on Preliminary Plat. 4. Change the public drainage easement along the back of the property to a private drainage easement. 5. This property will have to share signage with Lots 7 and 8 in accordance the Preliminary Plat. 6. Developer installs conduit per city specs and design. 2. Developer provides 30' of#4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(puil boxes provided by the city. 5. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights).
