SUBJECT: CRESCENT POINTE- Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
March 24, 5:00 p.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for Thursday, April 3, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or
myself at 764-3570.

STAFF REVIEW COMMENTS NO. 1
Project: CRESCENT POINTE - 03-00500066
ENGINEERING
1. Please provide 10-ft PUE along northeast property boundary, Lot 1 and Lot 4.
2. Please provide 10-ft PUE along southeast property boundary, Lot 1.
3. Please provide 20-ft PUE along property boundary between Lot 1 and Lot 4, 10-ft
each side.
4. Plan shows curved sewer. Please note that public sewers must comply with TCEQ
requirements. Whereas our ordinance allows curved sewers the ordinance does not
supercede TCEQ requirements.
5. The City requires utility extensions through properties when platting where
applicable. Please show continuation of sewer through property to the east unless it
is determined that said property will be served from another location.
6. Are sidewalks to be in ROW, access easements or on platted lots? Are additional
access easements required on plat to allow for sidewalks?
7. Show legal specifics of Parking and Access Easements.
8. Please note that properties are adversely impacted by building line setbacks when
property lines contain numerous bends, as in the case of Lot 2/ Lot 3.
9. Please note that actual location of First American Blvd must be approved by TxDOT
permit.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first
10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes furnished by
the city).
5. Developer provides digital AutoCAD 2000i version of plat and/or site plan. Email to
rbolin(a ci.college-station.tx.us.
6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction purposes.
8. Developer provides easements for electric infrastructure as installed for electric lines
(including street lighting).

next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out
to the City,will constitute a completely new review.
