Development Coordinator City of College Station Post Office Box 9960 College Station, Texas 77842 RE: CRESCENT POINTE(PP)-Preliminary Plat Dear Bridgette: In response to ENGINEERING Staff Review Comments dated March 19th and received March 22, 2003: 1 -3: Additional Public Utility Easements have been added as requested. 4: City comment relative to curved sewers is a statement of policy. No response is offered. 5: It is not practical to extend the sewer service to the next property through this tract in a northeasterly direction. The predominate slope of the tract is to the southeast. The tract will best be served with an internal sewer system extending in a southeasterly direction along the un-named tributary of Carters Creek identified as Tract 3 of the CRESCENT POINT MASTER DEVELOPMENT PLAN. 6: There is adequate space within the proposed Public ROW and access easements for sidewalk construction. No additional access easements are anticipated. This question can best be addressed upon submittal of the Site Plan. 7: The"legal specifics"that you are requesting are a Site Plan issue. The number of parking spaces and their proximity to the various buildings is a concern to all parties. 8: Your comment concerning potential problems with the"odd"alignment between Lots 2 and 3, Block 1 is duly noted. The project architect, H. K. S., and the City Building Official are very much aware of the uniqueness of the situation. 9: Please provide additional information and/or a policy statement on this issue. The detailed review of the Site Plan by Dale Picha,P.E. and Ken Fogle, Transportation Planner, dated December 5, 2002, did not mention any concern about the location of First American Blvd. Attached please fmd Ten(10)copies of the revised Preliminary Plat and One(1)Mylar original of the revised Preliminary Plat, for your use. One(1) copy of the digital file of the Preliminary Plat will be e-mailed to Nmanhartii4ci.college-station.tx.us. Sewer will be routed along the property line with TAMU and cross the new Copperfield Parkway for availability to the hotel/conference center approximately 740 feet from the edge of pavement south of University. Sewer will also be constructed from the south intersection of a future loop roadway along Copperfield Parkway to Hwy 30. This would serve the general area. Sidewalks are intended to be constructed separate of the Copperfield Parkway roadway construction with a different landscape construction contract. Based upon what Kim Foutz has told me, we are committed to construct the future loop roadway as a future Phase II but I do not know the extent of any future additional water or sewer connections. At present we do not even have right-of-way for the future loop roadway. In order to subdivide and plat property, regulations require the extension of public infrastructure; water and sewer to each lot. Can you provide us with information regarding the water and sewer extensions to the proposed lots east of Copperfield Drive (known as the conference center site)? Also, are sidewalks being installed with the construction of Copperfield Drive? Thanks, st Spencer G.
