LEAGUE, Abstract No. 54 in College Station, Brazos County, Texas and being part of the 86.028
acre tract described in the deed from Donald F. Carroll to Edelweiss Gartens Venture recorded in
Volume 4167,Page 212 ofthe Official Records of Brazos County,Texas(O.R.B.C.) and being more
particularly described by metes and bounds as follows:
BEGINNING: at a found 1/2-inch iron rod marking the most easterly corner of the 0.50 acre tract
conveyed to Robert B. Waltman by deed recorded in Volume 1415, Page 43 (O.R.B.C.), said iron
rod also being in the northwest line of the said 86.028 acre tract and being in the southwest right-of-
way line of Brandenburg Lane(based on a 60'width)as proposed in Edelweiss Gartens,Phase Two;
THENCE: S 48° 18' 33" E along said Brandenburg Lane right-of-way and into the interior of said
86.028 acre tract for a distance of 105.00 feet to a set 3/4-inch iron pipe for the Point-of-Curvature
of a curve to the right;
THENCE: 39.27 feet along the arc of said curve having a central angle of 90° 00' 00", a radius of
25.00 feet, a tangent of 25.00 feet and a long chord bearing S 03° 18' 33" E at a distance of 35.36
feet to a 3/4-inch iron pipe set for the Point of Tangency;
THENCE: S 41°41'27" W for a distance of 640.15 feet to a set 3/4-inch iron pipe for the Point-of-
Curvature of a curve to the left;
THENCE: 25.82 feet along the arc of said curve having a central angle of 29° 35' 31", a radius of
50.00 feet, a tangent of 13.21 feet and a long chord bearing S 56° 29' 12" W at a distance of 25.54
feet to a set 3/4-inch iron pipe for a Point of Reverse Curvature;
THENCE: 135.29 feet along the arc of said reverse curve having a central angle of 119° 15' 27", a
radius of 65.00 feet,a tangent of 110.92 feet and a long chord bearing S 11°39' 14" W at a distance
of 112.16 feet to a set 1/2-inch iron rod for corner;
THENCE: S 69° 25' 51" W for a distance of 157.51 feet to a set 1/2-inch iron rod for corner;
THENCE: N 30°53'27" W for a distance of 111.42 feet to a set 1/2-inch iron rod for corner, said
iron rod also being in the northwest line of the said 86.028 acre tract, from whence a found 1/2-inch
iron rod marking the west corner of said 86.028 acre tract bears S 41° 41' 27" W at a distance of
49.92 feet for reference:
THENCE: N 41° 41' 27" E along said northwest line of 86.028 acre tract, said line also being the
southeast line of the Don Russell and Kenneth Martin 1.96 acre tract as described in Volume 518,
Page 851 of the Brazos County Deed Records for a distance of 892.99 feet to the POINT OF
