In reviewing the plan, low density relates to single family and medium density relates to duplexes, town-homes and' single family. This zone request is mostly R-1, single family (+90%) and AP, administrative professional (less than 7%). Graham Road is a major collector. The land east of Victoria and west of Highway 6 on Graham Road is a combination of commercial, institutional (schools), duplexes, single family and vacant land. The developed land across Graham Road, to the north of said property is zoned and constructed as R-2 duplexes. The policy of the City of College Station is not to have individual access on a major collector. Therefore, the duplex development is backed up to Graham Road with wood fences is the façade to Graham Road. It would be our intent to buffer the single family residential from Graham Road and the duplexes across Graham Road. We would prefer not to have any multi-family as the buffer and therefore, are requesting AP, administrative professional. We are prepared to place stipulations on the final plat as follows: 1. Single story only 2. 100% Masonry 3. All parking to be located in front of the construction site on Graham Road. 4. The proposed two streets into the subdivision will have an island (boulevard entry), with appropriate signage and landscaping. 5. Masonry Fence to be installed between the AP zone and the R-1 zone. 6. The front of the parking area, along Graham Road to be landscaped. 7. Will even plat that al ea with the parking area designated to confirm the locations with common access. 8. The parking ingress/egress will have openings on each new street and have two common entrances from Graham Road We respectfully request your consideration of R-1 and AP zoning. It is our opinion that an AP buffer is more complimentary, as stipulated. We further believe that an area of landscaped professional buildings to be much more aesthetically complimentary to single family, schools and visually along Graham Road. We have also attached a rough layout of what we intend and are willing to place these stipulations on the plat.
