MEMORANDUM

SUBJECT: T- MOBILE (CUP) - Conditional Use Permit Site Plan
Staff reviewed the above - mentioned conditional use permit site plan as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. If all comments have been addressed and the following information
submitted by Monday, January 27, 10:00 a.m., your project will be placed on the next
available Planning and Zoning Commission meeting scheduled for February 6, 2003,
6:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised site plan.
Please note that if all comments have not been addressed on your revised site plan,
your project will be pulled from the scheduled Planning & Zoning Commission agenda.
Your project may be placed on a future agenda once all the revisions have been made
and the appropriate re- advertising fees paid. If you have any questions or need
additional information, please call me at 764 -3570.

PLANNING
1. Please identify the type and height of the facilities shown on the Master Antenna
Plan.
2. The following distances from the tower must be identified on the site plan:
• To Associates Drive
• To the R -1 zoning boundary
• To the nearest commercial tower and
• To the city's tower.
3. Please identify the site acreage in the title block of the site plan.
4. The address of the project will be 1361 Earl Rudder Freeway South.
5. The site plan does not scale to 1:50 as described.
6. The fence will need to be tall enough to adequately screen equipment inside the
lease area.
7. Please provide a landscaping plan.
8. In regards to the trench, please see comments under "Electrical ".
9. Please identify the utilities in the 10 -ft. utility easement.
10. Please provide a description of the paint or finish treatment.

ENGINEERING
1. This property is required to plat for utility service and development. Please see City
of College Station Subdivision Regulations for details.
2. Plans call for 100 -ft monopole. Site Plan Application calls for 120 -ft monopole. Can
you be more specific?

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city).
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

6. Developer provides load data for project.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
