Item: Consideration, discussion, and possible action on a Preliminary Plat for the
Pebble Creek Subdivision Phase 9 -B consisting of 60 residential lots on 36 acres
located at 1299 Royal Adelade (03- 00500013)
Applicant: Davis Young, Pebble Creek Development Co.
Staff Recommendations: Staff recommends approval of the Preliminary Plat with Staff
Review Comments #2.
Item Summary: This item is for the consideration of a Preliminary Plat for Pebble
Creek Subdivision Phase 9 -B. The property was recently rezoned from A -O to R -1. All
lots shown on the plat meet minimum subdivision requirements.
The official, approved Preliminary Plat will include all required information on a single
sheet. A wall copy has been provided for the meeting.
Comprehensive Plan Considerations:
Land Use Plan: Single- family residential.
Parkland Dedication: Parkland dedication has been fulfilled. Other parks are planned,
but not required.
Sidewalks: As shown on plat. Sidewalks on cul -de -sacs are not a requirement, but are
being provided by the Developer.
Compliance with Master Preliminary Plat: The MPP for Pebble Creek has expired.
The Developer wishes to provide a preliminary plat for each phase on an "as needed"
basis.
Zoned: R -1
Budgetary & Financial Summary: None
Commission Action Options: The Commission has final authority over the final plat.
