HomeMy WebLinkAboutStaff Comments MEMORANDUM March 11, 2003 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @ci.college - station.tx.us SUBJECT: FINAL PLAT - RESIDENTIAL for PEBBLE CREEK PHASE 9 -B (FP) Item: Consideration, discussion, and possible action on a Final Plat for the Pebble Creek Subdivision Phase 9 -B consisting of 60 residential lots on 36 acres located at 1299 Royal Adelade (03- 00500011) Applicant: Kevin Hessell for Pebble Creek Development Co. Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of a Final Plat for Pebble Creek Subdivision Phase 9 -B. The property was recently rezoned from A -O to R -1. All lots meet minimum subdivision requirements. A preliminary plat was approved by the Commission 03/06/03. The Final Plat is in compliance with the approved PP. Comprehensive Plan Considerations: Land Use Plan: Single- family residential. Parkland Dedication: Parkland dedication has been fulfilled. Other parks are planned, but not required. Compliance with Master Preliminary Plat: The MPP for Pebble Creek has expired. The Developer has chosen to provide a preliminary plat for each phase on an "as needed" basis. Zoned: R -1 Attachments: 1. Area map 2. Application 3. Copy of Plat on wall in Council Chambers
