SUBJECT: AGGIELAND FITNESS CENTER (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. The
next submittal will be the third and final review by staff for this round of reviews.
If all items have not been addressed on the next submittal, another $200
processing fee will need to be submitted for the subsequent set of three (3)
reviews. Please address the comments and submit the following information for
further staff review:
One (1) revised site and landscaping plan; and
Easement Dedication Sheet and required documents.
If there are comments that you are not addressing with the revised site plan,
please attach a letter explaining the details. If you have any questions or need
additional information, please call Jennifer Reeves or myself at 764 -3570.

/ PLEASE BE AWARE: THE SITE PLAN AND LANDSCAPE PLAN MUST HAVE
THE EXACT DESIGN. PLEASE MAKE THE APPROPRIATE ADJUSTMENTS.
PLANNING
/1. The fire lane that runs in front of the building must continue around to the
/ north side of the building to the turnaround (Per Jon Mies /Fire Marshall).
,/2. The hammer head turnaround must have a minimum width of 20 -ft. You are
currently showingl5 -ft.
3. The head -in parking on the south side must be screened with screening
shrubs.
LANDSCAPE /STREETSCAPE
X 1. Please be aware that a dwarf species cannot be used' for a screening shrub
or in the required planted buffer area.
/2. The canopy trees that are required in the required buffer area must be a
minimum of 2" caliper. Your plant schedule is showing 1.5" - 2" caliper.
/3. Many of the proposed canopy trees in the front are not meeting the 20 -ft.
separation requirement for canopy trees
/4. The parking space on the end of the parking row on the south side must be
screened with shrubs from the R.O.W.
/5. The required plantings for the buffer cannot be counted toward your
landscape point requirement. It appears that you have counted the canopy
tree plantings in your point calculations from the buffer. However, you are
exceeding your point requirement. This is just an F.Y.I.
16. Please note on the site plan that an irrigation system must be approved and
installed prior to C.O.
/7. A six -foot masonry wall is required along the rear property line.

ENGINEERING
1. The proposed 6 -inch fire water line is a public line and must be located within
a public utility easement.
2. Provide plan and profile for the fire water line.
3. Provide detail of outlet structure.

Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review and approval of
the plans:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached;
Two (2) revised site and landscaping plans; and
One (1) revised landscaping plan.

attach a letter explaining the details. If you have any questions or need additional

1. As stated in the previous round of staff review comments: A dwarf species is not an
acceptable shrub for screening. Please choose a non -dwarf species shrub for all of
the parking screening.

THIS IS A STOP REVIEW: Items that need to be addressed (landscape/
streetscape) may affect the layout of the site. The following comments do not
constitute a full site plan review.
PLANNING
1. Please be aware that the dumpster pad must be 12 x 12 with a minimum of a 12 -ft.
opening in the front for the Sanitation trucks to service the container.
2. Please distinguish between property line and phase line.
3. Signs are permitted separately. Please be aware that for signage purposes, the
entire acreage will be considered one building plot.
LANDSCAPING /STREETSCAPE
1. For this to be a complete submittal, a landscape plan must be turned in with the site
plan.
2. An irrigation plan must be approved and installed prior to C.O., All planted areas
must be irrigated.

ENGINEERING
1. Additional turnarounds and fire lanes may be required per Fire Marshall's office.
2. What type of outlet structure and end treatment is planned for storm water
discharge?

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
