Dear Mrs. George,
This letter is in response to the City of College Station's comments on the Master
Preliminary Plat submitted for Stonebrook Subdivision on January 27, 2003.
Engineering Comments (Carol Cotter)
1. Building setback lines have been added to the preliminary plat.
2. The bearing for the northeast property line is already on the plat and has been revised
for clarification.
3. Note #6 has been added to dedicate all Right -Of -Ways to the City of College Station.
4. Property boundaries have been added and clarified per your request.
5. There is currently an existing fire hydrant on Old Rock Prairie Road. To sufficiently
accommodate the duplex subdivision and Reserve Tract 'A', there are fire hydrants on
Limestone Drive and also on Stone Brook Extension.
6. Note #4 has been revised to require all property owners within 600 feet of well site to
sign a waiver acknowledging the location and proximity of the well site. The public utility
easement on the backs of lots 9 through 15 of Block 1 are more than 50 feet away from the
well location itself. The easement for the well site and perimeter fencing is currently being
adjusted via a separate instrument to reduce its size to accommodate the development.
7. The 10' -0" P.U.E. on the back of lots 6 through 15 of Block 1, adjoining Tract 'A', have
been expanded to 20 P.U.E. per your request.
8. The 7'-6" P.U.E. has been revised to a 10' -0" P.U.E. split down the property line per
your request.
9. A 10'-0" P.U.E. has been added to the sanitary sewer line behind the Rock Prairie
Baptist Church per your request.
10. The Right -Of -Ways for Limestone Drive and Stone Brook Extension have been

revised per your request.
11. The distances from the centerline of the streets to the nearest edges of the opposite
and adjacent roadways and driveways have been added per your request.
12. Note #7 has been added to address the City's Bikeway and Pedestrian Master Plan.
13. Lots 6 & 7 of Block 1 have been revised to meet minimum lot requirements per City
of College Station Zoning Ordinance.
14. Note #8 has been added to note the placement of parking for Lot 9 of Block 3.
15. Lot 7 of Block 2 has been revised to meet minimum lot requirements per City of
College Station Zoning Ordinance.
16. The storm water detention area has been revised to Reserve Tract 'B'. Note #9 has
been added to the plat to note that it will be maintained by the Home Owner's Association.
17. Upon being surveyed, this property shall be tied to the existing city monument #130
at the intersection of Woodcreek Drive and Hwy. 6 northbound access road.
18. Note #7 has been added to address the City's Pedestrian Master Plan, which includes
sidewalks for this development.
