SUBJECT: MCDONALD'S RESTAURANT - Site Plan
Staff reviewed the above - mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764 -3570.

THIS IS A STOP REVIEW: Items that need to be addressed may affect the layout
of the site. The following comments do not constitute a full site plan review.
1. P lease include a location or key map on the site plan.

Please provide the ownership and current zoning of all abutting parcels on the site

as follows: 25' front setback, 7.5' side setback, 15' side street setback, and a 15'
rear building setback.
Please show the required 24' landscape reserve on the site plan. Parking is

1. Currently, it appears that the majority of the site drains to the southwest into
shopping center parking lot. Do not increase the amount of storm water discharge
into TxDOT right -of -way unless you plan to storm sewer it.

1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

Staff reviewed the above - mentioned site plan as requested. The following page is a list

$200 processing fee for the next round of three (3) staff reviews; and,
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached;
Easement Dedication Sheet and required documents.

PLANNING
1. All required streetscape trees must be located within the first 50 feet of the property
line.
2. The minimum shrub size that can earn 10 points is a 5 gallon. All shrubs between
1 -5 gallons receive 1 point.
3. The 'Martha Gonzales Rose' is not an approved plant from the College Station Plant
list. It may be used, but points will not be received.
4. Please provide the size of all non - canopy trees in caliper inches for a single trunk.
5. Please show that the transformer is screened from the right -of -way.
6. Please provide a general note that states "100% coverage of ground cover,
decorative paving, decorative rock, or a perennial grass is required in parking lot
islands, swales and drainage areas, the parking lot setback, rights -of -way, and
adjacent property disturbed during construction. "

ENGINEERING
1. The 18" water line is proposed to be relocated with the widening of Texas Avenue
currently underway. In addition, our newly adopted regulations prohibit service tap s
on lines 16" and larger. Please utilize the existing tap and meter.

from the first review, dated January 15, 2003, are no longer valid.
