SUBJECT: DOVE CROSSING SUBDIVISION PH. 2 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, November 21st, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, December 8th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Two (2) 24 "x36" copies of the revised final plat;
Twelve (12) 11 "x1 T' copies of the revised final plat;
Parkland Dedication in the amount of $25,020.00 must be submitted prior to the
filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

PLANNING
1. No planning comments.

ENGINEERING
1. Show transition of Dove Crossing Lane to Drainage Channel 3. (Sheet 3)
2. How will Lots 1 -7 Block 6 have fire coverage? (Sheet 6)
3. Verify existing ground elevation over waterline on Dove Crossing Lane. There is an
existing drainage channel not reflected on plans. (Sheet 6)
4. Has the blanket easement on the property been executed?
5. Show design grade over sanitary sewer crossing Drainage Channel 3. (Sheet 9)
6. The construction documents and reports are still under review and may affect the plat.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' rigid or IMC conduit for riser poles.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes, secondary pedestals, and transformer pads as per city
specs and design.(pull boxes, secondary pedestals and transformer pads provided by the
city).
5. Developer provides digital AutoCAD 2000 or later version of plat and /or site plan email to
sweido .cstx.Aov
6. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
7. Developer to provide a 5' PUE for street lights at the following locations:
Block 9 Lot 5 adjacent to Lot 6
Block 9 Lot 10 adjacent to Lot 11
Block 9 Lot 16 adjacent to Lot 15
8. Developer to provide a 15' PUE for primary electrical lines between Lots 7 & 8 Block 6.

SUBJECT: FINAL PLAT for DOVE CROSSING SUBDIVISION PHASE 2
Item: Presentation, possible action and discussion on a Final Plat for the Dove
Crossing Subdivision Phase 2 consisting of 45 lots on 8.288 acres generally
located along the south side of Graham Road, east of Alexandria Avenue.

Applicant: Dove Crossing Development, LLC / Tony Jones, Agent for Phi -Ton
Investments, LLP, Property Owner
Staff Recommendations: Staff recommends approval of the Final Plat as
submitted.
Item Summary: This item is for the consideration of a Final Plat for Phase 2 of
the Dove Crossing Subdivision. The property is zoned R -1, Single- family
Residential. The Final Plat is in compliance with the Preliminary Plat that was
approved in September.
Comprehensive Plan Considerations: The Land Use Plan shows this area to
be planned for Single- family Residential — Medium Density uses with a density of
3 -6 dwelling units per acre.
Parkland Dedication: The Parks Board recommended fee in lieu of land
dedication.
Budgetary & Financial Summary: None for this phase of construction.

The following is a list of the additional easements I will need on the above mentioned project. I just
overlooked them on the initial layout. They are as follows:
