Item Summary: The applicant is proposing facade changes, building an outdoor patio,
and a new sign for 109 Boyett Street.
The facade changes include covering the existing cedar planks with standard earth tone
stone materials. The applicant is also proposing to recess the right side of the building
to add a covered patio for outdoor seating. The applicant is also proposing new sign for
the establishment.
Item Background: This building is not listed as a structure of priority according to the
Northgate Historic Resources Comprehensive Survey.
The applicant's proposed changes and improvements include the following details:
• The masonry materials the applicant is proposing to use is a neutral Austin
Stone, which meets the recommendations of the Northgate Design Guidelines.
• The patio will be approximately 240 square feet and fenced in by a 3 foot
aluminum rail. The patio will be able to hold 3 tables and a 3' 6" bar table,
seating a total of 16 people.
• The sign will be made of wood with a dark brown stain, which also meets the
recommendations of the Northgate Design Guidelines. The sign will be placed
on the wall at pedestrian height and it meets the size requirements for an
attached sign.
Staff Recommendation: Staff recommends approval for the proposed facade
changes and signage. It is the opinion of staff that the proposed facade improvements
and signage meets the goals set forth in the Northgate Design Guidelines.

Good morning. Crissy Hard — Staff Planner. The item before you
this morning is a request for facade improvements and new signage
at 109 Boyett Street. Staff is recommending approval.
The applicant is proposing to cover the existing cedar planks with
neutral toned Austin Stone. (SHOW MATERIALS) The color
and materials of the proposed facade improvements meet the
recommendations of the Northgate Design Guidelines.
The applicant is also proposing to recess the right side of the
building and build a 240 square foot covered porch. The porch
will be big enough for 3 tables and a 3 1 /z foot high bar table,
seating a total of 16 people outdoors. The porch will be fenced in
with 3 foot aluminum railing and will not have access to the
sidewalk. It is the opinion of staff that the porch conveys a sense
of human scale and improves the aesthetic qualities of Northgate.
The applicant is proposing new signage for this site as well. The
sign will be made of wood with a dark brown stain. (SHOW
MATERIALS) The sign is proposed to be 11.7 square feet, which
is well within allowed 128.45 square feet. The sign will be placed
at pedestrian height. Staff feels that the elements of the proposed
sign meet the recommendations of the Northgate Design
Guidelines.
Staff is recommending approval for the proposed facade
improvements and proposed signage. I'm happy to answer any
