Parkland Dedication fees and the signed mylar original of the plat will be submitted at a later date. Also attached is our response to Staff Review Comments No. 1, dated October 24, 2005. Please let me know if you need anything else or have any questions. Response to Comments Staff Review Comments No. 1 (dated October 24, 2005) • Note #17 has been added to the plat stating that fill material has been placed on some of the lots and the foundation for the structure to be constructed on each of these lots should be designed accordingly. • Lot and Block information has been added to the title block of the plat, as requested. • The lots in Phase 3 do not need a minimum finished floor elevation for the sewer, because the Sewer Master Plan shows the sewer lines and services in the rear of the lots where necessary for gravity flow. • Phase 4 has been constructed, so Williams Creek Subdivision has 2 access points. (Lanham Drive was constructed with Phase 4). • The 20' PUE along the inside of Johnson Creek Loop has been changed to a 15' PUE so that the retaining wall in this area could be placed closer to the street. • The slope easement widths have been reduced since the street ditch design back slopes can be steeper than 4H:1 V slopes outside of the street right -of -way, thereby reducing the area needed for the back slopes.
