Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:
Two (2) sets of revised construction documents.
Two (2) sets of the Water Design Report

1. Please confirm that guardrails are not necessary at culvert crossings, especially at
Culvert No. 2.
2. Please add steel to Junction Boxes 3, 4, and 5.
3. Submit Water Design Report.

SUBJECT: WILLIAMS CREEK PH. 3 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday October 31st, by 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for November 11th at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Two (2) 24 "x36" copies of the revised final plat;
Twelve (12) 11 "x17" copies of the revised final plat;
Parkland Dedication in the amount of $ must be submitted prior to the filing of the
final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

1. This area has too many lots without a secondary access point. 2003 International
Fire Code, Appendix "D ". The access road servicing Rock Prairie Rd. will need to
be constructed prior to any more development in this area.

SUBJECT: FINAL PLAT for WILLIAMS CREEK PHASE 3
Item: Presentation, discussion, and possible action on a Final Plat for Williams
Creek Phase 3 consisting of 27 lots on 77.6 acres generally located at Greens
Prairie Road and Rock Prairie Road East.
Applicant: Joe & Janet Johnson, Owners
Staff Recommendations: Staff recommends approval of the Plat as submitted.
Item Summary: This item is for consideration of a Final Plat for Phase 3 of the
Williams Creek Subdivision. The property is zoned AO -R and falls under
Chapter 9, Section 12, Subdivision Regulations. The plat is in not in compliance
with Section 12 of the Subdivision Regulations because a number of variances
were granted by the Commission with the Preliminary Plat for Williams Creek as
listed in Note #10 on the plat. Those which affect Phase 3 include variances to
Sections 12 -1.11, Geometric and Pavement Standards; 12 -K.1, General - Block
Length; 1242, Utility Easements; 12 -R.3, Sanitary Sewer Master Plan; and
Section 15, Ownership.
Wellborn Special Utility District will supply all of the lots of Phase 3 with domestic
water and fire flow. Sewer will be by OSSF. BTU will supply all lots with electric
service.
Comprehensive Plan Considerations: The Land Use Plan shows this area as
Single- family residential, low density.
Thoroughfare: Greens Prairie Road is shown as a major arterial on the
Thoroughfare Plan. Rock Prairie Road from Greens Prairie Road is shown as a
major collector.
Parkland Dedication: Fee in lieu of land as recommended by the Parks Board.
Open Space Dedication: None.
