SPECIAL INFORMATION
Setbacks Required: The front setback is 25' but the deck is
at grade and therefore can extend into
the setback. It appears that the actual
building itself is in the front setback.
Adjacent Structures: I.H.O.P. to the north, Mobile Station
to the west.
Existing Parking: None
Parking Required: 7 spaces for 20 seats
Other: On 3/27/84 a survey was made of the
University Square Shopping Center and it
was determined that there is not
sufficient parking to meet the Zoning
Ordinance requirements. The shopping
center requirement is 1 space / 200 sf
which would require approximately 700
spaces. There are actually 560 spaces
on site. Any increase in seating
capacities or any square footage
additions would have to come before the
Board.
ANALYSIS
Alternatives: Provide no seating and operate strictly
as a drive -through.
Ordinance Intent: To lessen traffic congestion by
providing adequate off-street parking.
