There are no flammable gas or fuel pipelines to be constructed within this Phase 8. Such information for the adjacent pipelines (to the north of Phase 8) is not readily available to us. The Conservation Buffer surrounding Phase 8 may need to be adjusted as a result of final lot design for the Phase to be developed on the opposite side; therefore, the Developer wishes to plat the Conservation Buffer when the adjacent Phases are platted. Please refer to the General Notes, Note 16 on the revised Preliminary Plat. Please refer to the attached Variance Request. 5. The area in question is assumed to be the tract of land located at the northeast corner of Indian lakes Drive and Chaco Canyon Drive. It is the intent of the Developer to have the lots located within this tract face the future extension of Chaco Canyon Drive. The Developer does not wish to face these lots to the major collector. The Developer further assumes the area in question includes the portion of Indian Lakes Drive that would extend east of the intersection of Indian Lakes Drive and Mojave Canyon. This portion of Indian Lakes drive is not required in order to gain access to the proposed lots. All lots near this location will gain access from the cul -de -sac streets, not Indian Lakes Drive. The proposed subdivision meets the intent and requirements of the Subdivision Regulations and provides adequate access to all lots. The Developer intends to construct the extension of Indian Lakes Drive in subsequent phases that will be dependent on the extension for access. ENGINEERING 1.
