The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached Easement Dedication Sheet and required documents (please allow 4 weeks to process). Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Four bicycle parking spaces required per Section 7.9.F. ,2*Vt VCA ��� .IX The site plan shows a 4 -foot sidewalk adjacent to the18 -foot parking spaces; this condition requires a 6 -foot sidewalk. (Sec. 7.2.C) - 6. The entire perimeter of the portable building shall adequately screened. (7.5.D) S;,+_ - u-y'" -. 7. Although this is a temporary building, it is the primary use of a lot that is distinct from the lot 0 %✓ 1 associated with the residential development being marketed. As such, the structure shall satisfy requirements associated with Sec. 7.9 Non - Residential Architectural Standards. �, ✓!� :�8. Provide note that this temporary use shall be removed upon completion and occupancy of the clubhouse with the on -site marketing office. 9. Provide a general note that all roof and ground- mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right -of -way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 10. Sanitation division is ok with this project. Did not notice an enclosure, but should be ok if they utilize a 90 gallon container. 1 t v 11. The planting strips shall be at least 2 feet from any parking area. (Sec. 7.5.D) ,, ,2. Wellborn Road is a Major Arterial on the Thoroughfare Plan, therefore, streetscaping requirements dictate one canopy tree per 25 linear feet of frontage to be installed resulting in an additional canopy tree, or two non - canopy trees. The number of 5 gallon shrubs shown in the table versus the site plan do not match. Additionally, nine of these shrubs are shown in City right -of -way and must be relocated to private property. ✓4. Provide a general note that 100% coverage of groundcover, decorative paving, decorative -1 rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights -of -way, and adjacent property disturbed during construction. Coordinate Electric service with Weldon Davis (979- 764 -5027) w/ College Station Utilities. 2. Developer installs conduit per city specs and design. 3. Developer provides 30' of rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 4. Developer provides digital AutoCAD 2000 version of plat and /or site plan email to wdavis @cstx.gov. 5. Reviewed by: Tony Michalsky Date: 9 -28 -05 MISCELLANEOUS Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
