Valley Park subdivision, Hwy 60 and 2818
They submitted a preliminary plat for review. We have a powerline across the property.
We have been working with them on the relocation of the powerline. They will be submitting a temporary
blanket easement on the property once the close the deal (supposedly in a week or so). We will not need
a permanent easement to cover the line. We will be relocating our powerline along the rear of the
property an all easement will be dedicated with the plat.

NEW DEVELOPMENT IN COLLEGE STATION - WEEK OF 7/18/05
1. Park Place Cross Roads (Site Plan) (BS 6- R) - If no additional Access is required,
No Comment.
Sidewalk, etc. construction within the Texas Avenue ROW
should be deleted due to conflicts with ongoing TxDOT
widening project. TxDOT to provide'City approved type
sidewalk @ site.
Appropriate data will be required for any future work
/permits in the ROW @ this site.
2. Valley Park Center (Preliminary Plat) (FM 2818) - Access driveways to FM 2818 must
meet TxDOT's current "'Regulations for Access Driveways
to State Highways ".
Regulations are primarily based on posted speed limits
and distances between proposed & adjacent access
points. Where posted speed limits are 50 MPH or more
the required spacing between access points is 425'.
Where driveway spacing is insufficient joint access will
be required.
Access to Lot 4 may require a decel lane due to possible
conflicts with exit ramp traffic Preferable access to Lots
3 & 4 would be from Frontage Road stub -out.
Appropriate data will be required for any future
permits @ this development site.

Good morning! As far as the easements go, please submit the Easement Dedication Sheet and all
necessary attachments to Deborah Grace in our department, she will process it and submit it to our Legal
Department as soon as it is reviewed by the Engineer. The process takes approximately 2 -3 weeks
depending on a complete submittal and if all the documents you submit are current. Please contact
Deborah Grace if you have any further questions. Thanks!
