This report will illustrate the hydrology and hydraulic impacts of the proposed development. INTRODUCTION 'I "he proposed project is located at the northwest corner of Texas Avenue and Park Place. Plans are to construct approximately 8,050 square feet of retail space on 1.071 acres of land. The site was the previous location for Long John Silvers restaurant. PREDEVELOPED CONDITIONS The condition of the site prior to development consisted of a Long John Silvers restaurant on the 1.071 acres. The impervious cover for the site consisted of 0.73 acres comprised of a building, sidewalks and paving. Following is the calculation for the weighted C- value using TxDot Hydraulic Design Manual values for C: and time of concentration of 10 minutes is assumed: C,, _ (0. 791 /1.071) *0.95 + (0.28/1.071) *0.12 = 0.73 4588 Hinton Dr. • Plano, TX 75024 0 (469) 443 -0861 • Fax: (469) 443 -0863 • [ccarney1@cmncast.ncct 8- 2 -05; 1:08PM;SD1 REALTY Drainage Report Park place Cross Roads August 1, 2005 Page 2 ;713 892 5032 # 3/ 6 Following are runoff values for the 25 and 100 year predeveloped. conditions: C (runoff coefficient) I (intensity — in/hr) A (area — acres) Q (cubic feet/see) DEVELOPED CONDITIONS 25 Year 1.00 year 0.73 0.73 9.9 11.6 1.071 1.071 7.74 9.06 The proposed retail building will be constructed on 1.071 acres. However, the impervious cover for the site is 0.65 acres which is less than the predeveloped conditions. Following is the calculation for the weighted C -value using TxDot Hydraulic Design Manual values for C: Cwt= (0.65/1.071) *0.95 + ( 0.42/1.07 1)*0. 12 =0.62 Following are runoff values for the 25 and 100 year post - developed conditions: 25 Year 100 year C (runoff coefficient) I (intensity — in /hr) A (area — acres) Q (cubic feet/see) INTERNAL DRAINAGE 0.62 0.62 9.9 11.6 1.071 1.071 6.57 7.70 The existing grate inlets will be reconstructed to include junction boxes and the existing 15 -inch and 24 -inch RCP will be utilized. The grate inlet and 15 -inch pipe is at a 2.2% slope. The capacity of this pipe is 9.60 cfs (cubic feet per second). The actual discharge into the pipe is 2.44 cfs and 2.86 efs for the 25 and 100 year storm event, respectively.
