Dear Mr, Norton:
Submitted herewith is our Drainage Report as required per the Development Permit
Application. This report will illustrate the hydrology and hydraulic impacts of the
proposed development.
INTRODUCTION
'I "he proposed project is located at the northwest corner of Texas Avenue and Park Place.
Plans are to construct approximately 8,050 square feet of retail space on 1.071 acres of
land. The site was the previous location for Long John Silvers restaurant.
PREDEVELOPED CONDITIONS
The condition of the site prior to development consisted of a Long John Silvers restaurant
on the 1.071 acres. The impervious cover for the site consisted of 0.73 acres comprised
of a building, sidewalks and paving. Following is the calculation for the weighted C-
value using TxDot Hydraulic Design Manual values for C: and time of concentration of
10 minutes is assumed:

The proposed retail building will be constructed on 1.071 acres. However, the
impervious cover for the site is 0.65 acres which is less than the predeveloped conditions.
Following is the calculation for the weighted C -value using TxDot Hydraulic Design
Manual values for C:

The existing grate inlets will be reconstructed to include junction boxes and the existing
15 -inch and 24 -inch RCP will be utilized. The grate inlet and 15 -inch pipe is at a 2.2%
slope. The capacity of this pipe is 9.60 cfs (cubic feet per second). The actual discharge
into the pipe is 2.44 cfs and 2.86 efs for the 25 and 100 year storm event, respectively.

Please let me know the status of the plan review. The contractor is under an incredible time crunch and
sure does need to start his grading. Can y'all let me know if we can get a Grading Permit and if so, is
there anything else you need from us.
