HomeMy WebLinkAboutMetes & Bounds to - I 0 1 G.00 METES AND BOUNDS DESCRIPTION OF A 0.236 ACRE TRACT (20' PUE PARTIAL ABANDONMENT) UNIVERSITY PARK SECTION II REPLAT RICHARD CARTER LEAGUE, ABSTRACT NO. 8 COLLEGE STATION, BRAZOS COUNTY, TEXAS Metes and bounds description of all that certain 0.236 acre tract or parcel of land, lying and being situated in the Richard Carter League, Abstract No. 8, College Station, Brazos County, Texas and being a portion of a 20 foot wide public utility easement as depicted in Block U of the University Park Section II Replat (hereinafter "Subdivision ") and recorded in VOLUME 538 PAGE 721 of the Deed Records of Brazos County, Texas, said 0.236 acre tract being more particularly described as follows: COMMENCING: at a capped ' /2" iron rod found for the northwest corner of the said University Park II Replat and also being the northwest corner of Lot 6, Block U of said Subdivision, and common with the northeast corner of Lot 1, Block E of University Park Section I as depicted by Resubdivision Plat recorded in VOLUME 700 PAGE 759 of the Official Records of Brazos County, Texas; said point lying in the southeast right -of -way line of Spring Loop (70' ROW as described by plat of University Park Section II recorded in Volume 502 Page 501 of said Deed Records); THENCE N 74° 55' 40" E — 75.88 feet with the said right -of -way line to a' /z" iron rod found for an angle point; THENCE N 75° 07' 39" E — 225.85 feet with the said right -of -way line to the northwest corner of this tract and being the PLACE OF BEGINNING; THENCE N 75° 07' 39" E — 20.12 feet with the said right -of -way line to the northeast corner of this tract; Thence the following calls along the said 20' public utility easement: S 21° 04' 27" E — 370.12 feet across Lot 8 of the said Subdivision to a point for corner in Lot 9 and being on a 10' public utility easement as described in easement recorded in VOLUME 4366 PAGE 157 of the Official Records of Brazos County, Texas; Page 1 of 2 0002924.10(3801) Created on 10/24/2005 1:38 PM S 68° 55' 33" W — 20.00 feet along the said 10' public utility easement and across said Lot 9 to a point for corner in Lot 4 of the said Subdivision; N 21° 04' 27" W — 72.34 feet across said Lot 4 to a point for corner; S 68° 55' 33" W — 143.00 feet across said Lot 4 to a point for corner; N 21° 04' 27" W — 20.00 feet across the said Lot 4 to a point for corner in Lot 5 of said Subdivision; N 68° 55' 33" E — 143.00 feet across said Lot 5 to a point for corner in Lot 7 of said Subdivision; N 21° 04' 27" W — 279.95 feet across the said Lot 7 and Lot 6 to the PLACE OF BEGINNING, and containing 0.236 acres of land. BASIS OF BEARING: The northwest boundary line of Block U of the Replat of University Park Section II as called N 75° 07' 39" E and described in VOLUME. 538 PAGE 721, and monumented on the ground as such.
