SUBJECT: CASTLEGATE SEC 6 (FP)
Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:
One (1) set of revised construction documents.

Engineering Review
Comments No. 1
1. As discussed, please pull detention pond berm out from Amberley Place ROW.
2. As discussed, please revise detention berm detail.
3. The water line crossing under the high pressure gas line may need additional
protection (encasement). Please provide documentation from Citgo with their
requirements for this crossing. (Sht 5)
4. As proposed, TCEQ requires water line to be a minimum of 2' over sewer line. (W -1
and W -2)
5. `ewer lines buried less than 3.5 feet deep are also required to be backfilled with
cem� -' stabilized sand. (Sht 8)
6. le -is -- change the title of Stormwater Pollution Prevention Plan to Erosion Control
Plan. ( "�ht 1)
7. Is them curbing on the south side of the concrete apron? (Sht 2)

SUBJECT: CASTLEGATE SEC. 6 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, July 18, 10:00 a.m., your project
will be placed on the next available Planning and Zoning Commission meeting scheduled for,
Thursday, August 4, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24 "x36" copies of the revised final plat;
Ten (10) 11 "x1 T' copies of the revised final plat;
Impact Fees in the amount of $8,039.65 ($349.55 x 23 dwelling units);
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

STAFF REVIEW COMMENTS NO. 1
Project: CASTLEGATE SEC. 6 (FP) - 05- 00500122
ENGINEERING
1. Development agreement for water and sewer will need to be approved prior to construction.
2. Is there still a blanket PUE on Castlegate Subdivision, and does it cover Section 7? If not,
an off -site PUE will be required for the water at the end of Amberley Place.
3. Verify slope on pond berm detail (Sheet 4).
4. The construction documents and reports are still under review and may affect the plat.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer installs transformer pad(s) and secondary pedestals per city specs and design.
City provides transformer pads and secondary pedestals.
3. Developer provides and installs streetlights per city design.
4. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
5. CSU will provide electric design plan for the installation of conduit and streetlighting.
6. Per e-mail dated July 7, 2005 from Ginger Urso additional easements will be added to plat
to cover additional electrical lines.
