The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 18, 2005, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, August 4, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24 "x36" copies of the revised final plat; Ten (10) 11 "x17" copies of the revised final plat; Parkland Dedication must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. The title of the plat should be 'Final Plat and Replat'. 2. The Development Permit needs to be signed by the owner of the property. 3. Please remove the language "Preliminary: For Public Agency Review Only" from the Surveyor's Certificate. 4. Please define P.O.A. in general note #4. 5. The 10' P.U.E. at the rear of lots 7, 8, and 9 is labeled as "Existing 20' Private Drainage Easement." Please label correctly. 6. There are 3 private drainage easements labeled along the western border of the property. Please clarify as not all are calling out the appropriate area. 7. Please label 5 foot area on the southern boundary of Lot 10. 8. Please illustrate the metes and bounds of the proposed "Detention Pond Drainage Easement." 9. Developer installs conduit per city specs and design. 2. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 3. Developer installs transformer pad(s) and secondary pedestals per city specs and design. (City provides pads and pedestals) 4. Developer provides digital AutoCAD 2000 version of plat and /or site plan email to sweido @cstx.gov. 5. Developer installs street lights per city specs and design. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 7. CSU will provide the developer an electric design plan for the installation of conduit and street lights. 8. To discuss any of the above electrical comments, please contact Sam Weido at 979.764.6314. LY(Sheet 3) Grade Lots 1 thru 6, so that they drain to the street. heet 3) Label slope on detention pond. (Sheet 4) Is it possible to extend the existing 6in water main for this development? Page 2 of 3 THE GLADE SEC. 12 (-FP) (05- 00500121) Response to Engineering Review Comments No. 1 1. The existing water well is a 4" PVC pipe that is capped. We removed the cap and determined that it is at least 80' in depth. The actual depth of the well is unknown. The water level is less than 80' from ground level as our tape entered water before it reached 80'. 2. The grading plan was revised to drain the majority of Lots 1 through 6 to the street. This changed the post development drainage areas, so the Drainage Report was revised and 2 copies are being submitted. 3. The slope on the detention pond is labeled as 4H :1 V. 4. There is an existing 6" waterline stubbed out for this tract. It ends at a blow -off that was previously labeled water meter on the drawings. 5. This is no longer applicable. 6. A Fire Flow Analysis and a Sewer Report are being submitted. 7. No grate is proposed for the outlet structure. S. The information has been added. 9. This information has been added to Sheet 1. Also, 2 copies of the Engineer's Cost Estimate are being submitted. Response to Staff Review Comments No. 1 The Glade —Section 12 Engineering: 1. Please contact Greg Taggert with MDG (693 -5359) about the title of the plat. 2. 7B Investments, Ltd. is the current owner of the property, and the development permit was signed by Fred Bayliss, the managing member of 713 Investments. We will fax you a copy of the deed. 3. The language was removed from the Surveyor's Certificate. 4. P.O.A. changed to "Property Owners Association." 5. The 10' PUE is labeled correctly. 6. The PUE and private drainage easements are now labeled correctly. 7. Labeled as a 5' PUE. 8. The boundary of the "Detention Pond Drainage Easement" is now labeled. 9. Comments for the construction documents should not result in any changes to the plat.
