The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. STAFF REVIEW COMMENTS NO. 2 Project: BCS HEART (SP) - 05- 00500116 PLANNING 1. All meters must be located in an easement or ROW (repeat comment). Water meter is not located appropriately. 2. FYI: Please be aware that the primary electric line and transformer must be located in an easement. The service line to the site is not required to be in an easement. Once these locations have been finalized, please show them on final documents. The transformer must also be adequately screened from the ROW. I was unable to locate any, but please give me a call if these are located on civil drawings or on another sheet other than A1.1 and I missed them. 3. Fire lane striping should extend along all routes of the fire lane. Striping is only shown along end islands, should be located along parking aisles as well. 4. As per Steve Smith with the Fire Marshall's office, the aerial apparatus easement must be 15 to 30 feet parallel from an entire length of the building (repeat comment). 5. Only brick, stone, marble, granite, tinted split face masonry blocks or tile below 30" from the ground surface on all facades visible from the ROW (repeat comment). 6. Provide sample of cement plaster for review (comment from facilitation meeting). 7. Screening should be extended to screen all parking from the ROW. Landscape should be extended in the end islands (repeat comment). Parking is still unscreened along the ROW at the far west side of the parking lot. The spaces facing onto the Medical Center access way should be screened from Birmingham in the end island closest to Birmingham. 8. Application for Temporary Blanket Easement is incomplete. Please submit all required documents. The list of required documents is located at the bottom of the application. Detention pond should be screened along the north side since it is visible from the ROW. 2. Please recalculate landscaping requirement based on the correct phase line. Streetscaping must also be provided for this area. 3. 2" caliper trees are worth 75 pts. This will eliminate the vertical off -set in the line to cross under the flume. 3. A PUE will need to be dedicated over the proposed public main prior to construction. 4. Concrete lined "trickle" channel required the length of the detention pond, from inlet to outlet. 8. Drainage report still under review.
