The building is a medical office building that is over 20,000 sf and is classified as a Hospital in the UDO. BCS Heart, a group of cardiologists, will occupy the first floor of the building. There will be 4 doctors, 8 nurses, 4 technicians, and 8 staff members for a total of 24 employees. The doctor's schedules will be staggered so that only half of the employees will be in the building at one time. There are 17 exam rooms, of which 3 are for testing. The amount of time that a typical patient will be in the building is 30 min. The testing rooms will have patients for an extend amount of time, averaging 3 hours. This means that the total number of occupants (both patients and staff) will be 29. This equated to about 400 sf per occupant. The second floor is open lease space. It is anticipated that similar medical offices will occupy this level. Using the same theory, but with a conservative estimate of 300 sf per occupant, the total number of occupants on the second floor will be 40. This puts the total number of occupants in the building at 80. The parking layout shown has a total of 1 parking space for every 250 sf of building area. The total number of parking spaces provided is 89. This is the same ratio as that used for the adjacent hospital (The MED). The Client is currently in the building just to the North of The MED at 1605 Rock Prairie Road. The majority of tenants in this building are medical offices. This building is three stories high and is approximately 64,000 sf. The total number of parking spaces for this building is 235 or 1: 273. The Client has stated that the parking lot has never been full, and that other adjacent buildings have used this lot for parking. The Temporary Blanket Easement is to cover the water meters as well and will be dedicated after improvements have been completed. The electrical transformer was located on drawing E7. It is now shown on revised drawing Al.1 and A1.2. The transformer is to be screened from the R.O.W as noted. Per Ordinance No. 2159, we have provided a sign at the entry drive to the site stating "FIRE LANE. PARKING IN DESIGNATED SPACES ONLY ". This is on detail 8 /A1.1 �4. ENGINEERING: Comment: My information shows the existing waterline along Birmingham to be located approximately 44' within the utility easement and property line and at the bottom of the proposed detention basin. Please revise water line drawings. Answer: We had the College Station Water Department and our surveyor verify location and depth of this line. The information has now been shown on these plans and the detention pond has been relocated accordingly. Comment: Please extend the water line along Birmingham and the 90 toward the building along the curb line. This will eliminate the vertical off -set in the line to cross under the flume.
