SUBJECT: COLLEGE STATION PROF. BLDG TWO (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) complete sets of construction documents for the proposed development
with the revised site and landscaping plans attached (please submit additional
copies to be stamped for your records)
One (1) 11 x17 grading and erosion control plan
Easement Dedication Sheet and required documents (please allow 4 weeks to
process).
Please note that the Easement Dedication Sheet and the necessary documents are required
prior to the issuance of a building permit. If there are comments that you are not addressing
with the revised site plan, please attach a letter explaining the details. If you have any questions
or need additional information, please call me at 979.764.3570.

Is North Arrow correct on key map?
Provide date of submittal in title block. Month and year is sufficient.
The rear building setback should be 15'
Please dimension and show bicycle parking facilities in compliance with Section 7.9.F of the
UDO.
Please provide the dimensions for the driveway throat depth. It appears that it might be a
little short of the required 55'
Please provide dimensions for opposite right and left driveways.
Proposed parking on the Ponderosa #2 tract does not have end islands on the east side of
the parking lot. Also, it looks like the curb is inverted, the last space in each row is not
usable in that configuration.
End islands must be 180 s.f. for the end of each row. It appears that the end islands on the
east side of the rear parking rows have islands less than this requirement.
Please review the parking requirements for Non - Residential Architectural standards in
Section 7.9.H of the LIDO. These requirements are in addition to the requirements for end
islands and interior islands. Please make changes to the parking plan in accordance with
this section. Currently, the parking lot does not meet the requirements for parking lots over
120 spaces.
Please provide the square footage for each use that will be in the building. Parking ratios
are different for office (1/250 s.f.) than medical clinics (1/200 s.f.). Also, medical clinics must
be less than 20,000 s.f. Otherwise, it will be classified as a hospital. Calculate required
parking appropriately.
Please provide site plans with number of parking spaces required and provided for the lots
that are providing excess parking for this lot, if additional off -site parking will be required
upon recalculation of the parking ratios. Please show where the additional parking is located
on the other sites. Please be aware that the parking may be no further away than 250 feet
from the site.
Please clarify all curbing that will be removed between the site and the Remington Lot.
Please provide an access easement for the subject property to access the off -site parking
on the neighboring lots. This easement is to protect the parking circulation should either of
the neighboring properties be sold.
Fire lanes should be 26' feet on at least one side of the building for building over 30' feet in
height for an aerial apparatus to access the building. Our measurements do not show any
fire lane with this width.
Please provide screening details for all mechanical equipment.
Building elevations and material samples must be reviewed prior to the issuance of a
building permit for compliance with the Non - Residential Architectural standards.

It is difficult to determine with the legend that is used for the parking screening if the parking
will be 100% screened. Please be aware, that at the time of CO, if the parking is not 100%
screened, more plantings may be required.
All islands must be planted or treated with enhanced paving. Please indicate this on the
plan.
Irrigation plan must be reviewed and approved prior to Certificate of Occupancy. All
plantings must be irrigated.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer will furnish and install 2 – 4" PVC conduits from existing transformer on
adjacent East side property to transformer location at the proposed bldg. From there to
the existing pull /junction box located on adjacent West side property.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer provides digital AutoCAD 2000 version of plat and /or site plan email to
sweido @cstx.gov.
5. Developer provides load data for project.
6. Developer provides temporary blanket easement for construction purposes.
7. Developer provides easements for electric infrastructure as installed for electric lines

Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed
as per City Ordinance 2394.

2394.

1. Please provide supporting documentation required for processing the easement dedication
sheet. These requirements are located at the bottom of the easement dedication sheet. If
you have any questions, please contact Deborah Grace in the Planning and Development
Services Department for more information 764.3570.
2. Is the curbing to remain on the west side of the parking lot in front of the building?
3. The 26' fire lane should be located between 15 and 30 feet of the building at all times.
Please locate this fire lane appropriately.
4. Please provide access agreement.
5. Landscape legend shows 1.5" caliper live oaks, and the points calculation are based upon

PLANNING /ENGINEERING
1. Additional hydrant will be required due to the FDC location. Please provide plan /profile and
an engineers cost estimate for the water main extension and hydrant. Also, a valve will be
required after the new hydrant before fire line heads into building.
2. Check alignment of existing hydrant.
3. Please be aware that a Development Permit will not be issued on this property until a
blanket easement has been dedicated. None of the supporting documentation has been
turned into our offices and this process takes approximately 4 -6 weeks. Please submit all
Easement Dedication information to Deborah Grace in the Planning and Development
Services office. If you have any questions, please contact here at 764 -3570.
4. Dedicate easement for the 6" fire line for portion of line that is not covered by existing
easements up to within 5 -ft of building (This may be done after construction of water line
and prior to blanket being released).
5. Label sanitary sewer service line as SDR 26 ASTM D3034.
6. Label flow line elevation of sanitary sewer service as it enters the manhole, as to verify that
a drop is not required.
7. Make note that the Irrigation system includes a backflow preventer.
