The date of submittal has been added electronically. 13. The rear building setback has been changed from 25' to 15' -4. Bicycle parking facilities have been added at the front of the building. 5. The driveway throat depth has been dimensioned and meets the 55' requirement. --6. Dimensions for the opposite right and left driveways have been added. The proposed parking ties in directly to the existing parking lot to extend the existing parking rows. / 8. The end islands on the east side of the rear parking rows have been enlarged to meet the 180 sf requirement. ✓ 9. A 2,268 sf island has been added to the rear parking to meet the parking requirements. 10. The square footage has been noted on the building, the medical clinics square footage will be less than 20,000 sf. /11. Site plans have been provided. The off -site parking areas have been shown on the site plan and are no further away than 250 feet from the site. -12. Curbing to be removed has been marked with an "X ". 13. A shared access agreement for the neighboring lots will be provided. 14. The fire lane on the east side of the building has been widened to 26'. 15. Screening details have been added. :f16. The sanitary sewer slope has been changed to 1% minimum. LA thanks. 5. Drainage Report: U,e�e certification sheet has been updated and re- located to the cover. b. The contours on the west end have been revised. c. The existing slope at the west end of the pond shall remain; existing contours have been changed to a lighter shade. d. A detail of the retaining wall has been added. e. The flow line elevation and size of the existing pipe outlet structure has been labeled. f. The outfall discharges into a concrete flume on the adjacent property which then connects to the cul -de -sac located on Longleaf Circle. g. The contours have been revised to show no offsite improvements on the adjacent property to the east. h. A detail of the concrete headwall and outlet structure has been added. i. The drainage agreement for the adjoining properties is as defined in the Ponderosa Place - Tract B drainage report and the attached Easement Agreement. j. Maintenance responsibilities are defined in the attached Easement Agreement. k. A 2.5' wide curbed channel has been added to improve the outlet structure and prevent future erosion. Ms. Lindsay Boyer October 24, 2005 Page 3 ADDITION CHANGES: The water and electrical utilities have been relocated to the East side of the building due to changes within the building required by the MEP engineer. Since the new fire line connection is located at the end of the existing eight inch (8 ") main line, an 8" x 6" cross is used in lieu of a tapping sleeve and valve. The electrical utilities will be installed per City requirements. The flow line elevation of the sewer service has been labeled, it is located 30" above the flow line of the existing manhole and a drop connection will not be required. 7. The irrigation system note is located on sheet C.l - City Site Plan. ADDITIONAL CHANGES: a. The building was shifted toward the east to allow room for the second floor extension. b. The drive on the East side of the building was shifted away from the building to make room for the building's mechanical equipment. This resulted in the loss of two (2) parking spaces at the connection to the Ponderosa Place parking lot and the addition of four (4) parking spaces in the lot behind the building. The landscape and Parking analysis have been adjusted to account for the net change of two (2) additional parking spaces.
