Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:
Two (2) sets of revised construction documents.

Engineering Review
Comments No. 1
1. What is the size /condition of the culvert at Rock Prairie? Can it handle the flow from
the 2 -24" RCP outlet?
2. Please provide HEC -1 runs.
3. Please re -title Sheet 1 as Erosion Control Plan.
4. Vertical curve information is missing from Sta 37 +00.Provide water design report.
5. What is the surface treatment for the detention pond berm?
6. There should be minimum finished floor elevations on each lot based on the sanitary
sewer master plan as shown with the previous phases.

SUBJECT: WILLIAMS CREEK PH 4 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, June 20, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, July 7, 2005, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24 "x36" copies of the revised final plat;
Ten (10) 11 "x1 T' copies of the revised final plat;
Parkland Dedication in the amount of $1 ($556 x 25 lots) must be submitted
prior to the filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. If you have any questions or need additional information, please

PLANNING /ENGINEERING
1. Please verify bearing and distance from College Station G.P.S. Monument.
2. Per Randy Trimble (BTU):
• The entire front lot easements must be cleared since the front portions of the
PUE's are slope easements. The slope easements are unusable for electrical
facilities. BTU's electrical facilities will be located in the rear of the front lot
easements.
• Also, note 8 is not totally correct. The electrical service provider shall be College
Station Utilities only for lots along Rock Prairie -- and then only if more that 50% of
the lot's area falls within the pre -2002 College Station city limit line.
3. Construction documents and reports still under review.
4. Please be aware that an agreement for water service to lots within the City's CCN will need
to be in place to serve those lots with water.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles.
3. Developer installs transformer pads (CSU will provide transformer pads).
5. Developer provides digital AutoCAD 2000 or later version of plat and /or site plan to be
emailed to gmartinez(a)-cstx.gov
6. All necessary easement are being provided on final plat.
7. CSU will provide electric design plan for the installation of conduit.
8. CSU will provide electric service to Lots 11, 12 & 13 Blk 4 and Lots 1, 2, 3, 4 & 5 Blk 5. All
other lots in Phase 4 will be served electric service by BTU.

FIRE
1. Fire hydrants to be outside of fenced lot area. 4.5" hose connection to be pointed facing
road.
