The following page is a list of staff review comments detailing items that need to be addressed for a complete submittal. Please address the comments and submit the following information for staff review: Two (2) revised site plans. One (1) revised five -year build plan. One (1) valid search ring affadvait. One (1) complete Documentation of Need and Alternatives. One (1) letter of collocation capabilities. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. A full review will be made with the next submittal. PLANNING 1. The street names on the graphic for the 5 -year build plan are too inaccurate for the map to be considered valid. Also, the graphic should include the search ring for the current project. Please correct and resubmit. 2. The affidavit for the search ring is invalid —the attachment is for a location in Bryan, Texas. 3. The graphic for the Documentation of Need and Alternatives needs to be legible and to scale. 4. The ordinance states that the Documentation of Need and Alternatives includes: • The names, addresses, and telephone numbers of all owners of other towers or usable antenna support structures within a one -half mile radius of the proposed new tower site, including City -owned property. • A sworn affidavit attesting to the fact that the applicant made diligent, but unsuccessful, efforts to obtain permission to install or collocate the new facility on existing towers or antenna support structures located within one -half mile radius of the proposed tower site. The affidavit shall spell out the efforts taken by the applicant. • A description of the design plan proposed by the applicant to the City. The applicant must demonstrate the need for towers and why technological design alternatives, such as the use of microcell, cannot be utilized to accomplish the provision of the applicant's telecommunications services. —5. No new tower shall be built, constructed, or erected in the City unless the tower is capable of supporting additional wireless telecommunication facilities. The applicant must submit a letter addressed to the City declaring an intent and willingness to construct a proposed r tower that would allow additional service providers to locate on the new tower. D 6. Please provide a graphic showing the linear separation distance from residentially -zoned properties and residential structures (this may be done on the site plan). 7. The site plan needs greater detail to show the implications for the lease space on the roof J (for example, to show how the lease space will affect parking requirements, parking lot islands, and circulation). Pertinent project data such as applicant name and contact information, property owner name and contact information, service provider name and contact information, legal address, and street address should also be included on the plan. A larger format will be needed to include relevant information and the City's stamp of compliance. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review.
